As demanders' preference for residential comfort increases, the keyword 'eco-friendly' is becoming the trend in the housing market.

According to the Korea Real Estate Board's Subscription Home, in Seoul, 'Cheongnyangni Lotte Castle High Luce' located in front of Hongneung Neighborhood Park was sold out with an average subscription rate of 242.3 to 1, the highest competition rate in Seoul this year. Also, in Incheon, 'Geomdan New Town Lotte Castle Nextiel,' which received subscriptions this month, gained popularity due to its proximity to multiple green spaces such as Gyeyangcheon Riverside Park, Ara Central Park, and Dumulmeori Park, recording the highest competition rate in Incheon this year with an average of 111.5 to 1.
Elsewhere in the provinces, 'Eco City Hanyang Sujain The Destin' in Jeonju attracted attention for its location adjacent to a lake park, recording the highest competition rate in the provinces this year with an average of 85.39 to 1, closing the first priority subscription and selling out.
Moreover, eco-friendliness and the resulting residential comfort are also gaining attention as key premium factors that increase the value of homes in the sales market.
In the actual sales market, complexes adjacent to forests and parks are continuing price increases of several hundred million won compared to the beginning of the year, coinciding with the real estate recovery trend. For example, in Geomdan New Town, Incheon, 'Hoban Summit Phase 1' with an exclusive area of 84㎡ adjacent to Ara Botanic Park was traded in September at 697 million won, about 200 million won higher than the beginning of the year. Similarly, in Dongtan 2 New Town, 'Geumgang Pentarium Central Park Phase 3' with an exclusive area of 84㎡, adjacent to Cheonggye Central Park, was traded at 1.173 billion won in September, an increase of 243 million won compared to the beginning of the year.
An industry official said, "Recently, surveys have been released one after another showing that residential comfort will be the most important factor in future residential environments, and the value of eco-friendliness is growing," adding, "As demanders' preferences continue, popularity is expected to persist."
Meanwhile, in Geomdan New Town, Incheon, 'Jeil Punggyeongchae Geomdan Phase 4,' scheduled for pre-sale in November, is attracting attention as a forest-zone apartment surrounded by woods.
Jeil Punggyeongchae Geomdan Phase 4 will be developed as a forest-zone apartment surrounded by the planned large-scale 12th Neighborhood Park and scenic green spaces, and some units will have park-view rights overlooking the large neighborhood park, which is expected to add premium value.
Additionally, the complex will apply excellent landscaping design by Jeil Construction's Jeil Punggyeongchae, which has been recognized for its landscaping, ranking first in the landscaping sector in 2023, further enhancing residential comfort.
Jeil Punggyeongchae Geomdan Phase 4 boasts not only a forest-zone location but also comprehensive infrastructure necessary for residential life, with particularly notable convenient transportation.
