As the local real estate market is being reorganized around actual demand, attention is focused on the first-priority subscription results of 'Gumi Grand Foret Desiang.'
On the 17th, the first-priority subscription for Gumi Grand Foret Desiang Phase 1 in Gumi-si, Gyeongbuk, received a total of 1,195 subscription applications for 1,327 general sale units. In particular, competition occurred in the large-sized units of exclusive 98㎡ and 110㎡ types. Considering that the adjustment period in the Gumi real estate market has been prolonged and subscribers have been reorganized mainly around actual demand, the industry evaluates this as a noteworthy result.
This complex attracted high attention as the first large-scale complex supplied in Gyeongbuk this year. Especially, with most real estate policies easing and interest rates stabilizing this year, the local market is seeing an increase in transaction volume and rising prices. Industry experts unanimously interpret the performance of Gumi Grand Foret Desiang as an indicator confirming the recovery trend of the local market.
As the Gumi sales market is proceeding with subscriptions centered on actual demand, it is cautiously predicted that the value has been proven in terms of location and product quality, as it was chosen by demanders aiming for actual residence rather than investment.
In fact, even before the sale, Gumi Grand Foret Desiang attracted much attention as Gumi-si’s first private park development apartment complex. It is a large-scale Desiang brand complex embracing the 500,000㎡ (approximately 150,000 pyeong) Flower Hill Park like a front yard, featuring a 4Bay plate-type structure, diverse landscaping and community facilities, ample parking space of 1.65 spaces per household, care-type education services, and eco-friendly electric buses, receiving high praise for its excellent product completeness. Also, it draws attention for occupying the central location of Doryang-dong, where Gumi citizens most want to live, in terms of living, transportation, and education.
Additionally, the provision of a first deposit of 10 million KRW and interest-free benefits on intermediate payments has greatly attracted demanders. Upon full payment of 10% of the deposit, the sale rights can be immediately resold, and 'big investors' who recognized the value are showing great interest in the remaining large-sized units.
In this situation, a sales official expressed expectations that the atmosphere will heat up further after the subscription. “On the morning of the second-priority subscription day, inquiries related to subscriptions are flooding in,” he said. “Since most of the inquirers are actual demanders, the competition rate itself is not very high, but it is expected to sell out quickly.”
Meanwhile, Gumi Grand Foret Desiang Phase 1 is conducting the second-priority subscription today. After completing the subscription, winners will be announced on October 24, and the official contract will be held for four days from November 6 to 9.
