Yeouido 'Fireworks Festival View' Soaring Up to 6 Million Won per Night... Where Are the Best Apartment Locations?

Since the ‘Seoul International Fireworks Festival’ held at Yeouido Hangang Park on the 7th of this month, interest in apartments with a ‘fireworks festival view’ in Yeouido has been growing. The prime location overlooking Yeouido Hangang Park is highlighted for its differentiated value from a residential perspective.


According to the hotel industry, the room rates per night at the 5-star Fairmont Ambassador Seoul, located in Yeouido Park One, reached a minimum of 650,000 KRW and a maximum of 6,000,000 KRW during the first week of October. This is a sixfold increase compared to the third Saturday of September’s rates (650,000 to 1,397,000 KRW).


The reason for the surge in room prices is attributed to the ‘Seoul International Fireworks Festival’ held on the 7th. The festival took place on a boat between Wonhyo Bridge and Hangang Railroad Bridge in the Yeouido Hangang Park area from 7:20 PM to 8:40 PM, lasting 1 hour and 20 minutes. The fireworks festival, which attracts large crowds every year, drew an estimated 1 million visitors this year according to police estimates. The Fairmont Ambassador Seoul hotel is known as a prime location in Yeouido for viewing the fireworks festival.


Notably, interest in prime locations with fireworks festival views is shifting towards residential facilities as well. The excellent viewing conditions of Yeouido Hangang Park are being reappraised as one of the top residential locations in Yeouido.


Mr. Hyun (52), who attended the Seoul International Fireworks Festival, said, “Visiting Yeouido for the fireworks festival after a long time made me realize once again that Yeouido is a really great place to live. The Hangang River and Hangang Park spread widely right in front of me, and with trendy commercial areas including The Hyundai Seoul and excellent transportation conditions, I am considering looking for a newly built apartment.”


In fact, the Yeouido Hangang Park area, considered the main content of Yeouido, is well known for its outstanding residential conditions even among fully developed residential environments in Seoul. Yeouido Park, spanning 230,000 square meters and regarded as a landmark park beyond Yeouido to all of Seoul, is located lengthwise in the center of Yeouido, offering a rare location where residents can enjoy healing and leisure life within the city with excellent living infrastructure.


Moreover, the excellent view of Yeouido Hangang Park directly correlates with superior views of the Hangang River. Recently, record-high prices have been reported mainly in Hangang riverside complexes such as Yeouido, Yongsan, and Banpo, further increasing the value of Hangang River views.


Living infrastructure is also well established. The Dong-Yeouido area houses a concentration of economic (financial), broadcasting, park, shopping, and cultural facilities. In particular, along with CBD and GBD, it is considered one of Seoul’s three major downtown areas, with about 8,000 companies including the Korea Exchange, Financial Supervisory Service, securities firms, and financial institutions concentrated there. The Hyundai Seoul and IFC Mall, which have emerged as representative hot spots in Seoul, along with various shopping, cultural, and dining establishments, and a large hospital with 625 beds (Yeouido St. Mary’s Hospital) are also located here.


Transportation conditions are also outstanding. Currently, three subway lines pass through Yeouido: Line 5 (Yeouido Station, Yeouinaru Station), Line 9 (Yeouido Station, National Assembly Station, Saetgang Station), and the Sillim Line. Yeouido Station (Lines 5 and 9) and Saetgang Station (Sillim Line and Line 9) operate as transfer stations.


Accordingly, attention is focused on newly supplied complexes that have earned the title of Yeouido’s new ‘fireworks festival view’ complexes. The protagonist is ‘Brighton Yeouido,’ a new landmark residential complex built on the symbolic former Yeouido MBC site (39 Gukjegeumyung-ro, Yeongdeungpo-gu, Seoul).


‘Brighton Yeouido,’ which began move-in this month, is a complex consisting of two residential apartment buildings, one officetel building, and one office building. The residential apartments range from six basement floors to 49 floors above ground, comprising 454 units with exclusive areas of 84 to 132 square meters. They are supplied as short-term private rentals for four years, and tenants are currently being recruited.


The complex is located in a core area adjacent to Yeouido Hangang Park within Yeouido. The Hyundai Seoul is located directly opposite the complex, and the IFC Mall, a mixed-use shopping mall, is nearby.
