#On the afternoon of the 14th, in the meeting room on the 3rd floor of Sindang Nuri Center. Jung-gu, Seoul held an on-site consultation session with redevelopment experts for residents of Sindang 10 District, a housing redevelopment project area. Experts in various fields such as appraisal, pre-sale rights, taxation, and legal affairs met directly with residents to provide one-on-one customized consultations.


The district originally planned to accommodate only the 43 residents who made prior reservations, but to consult with all 58 residents who came on site, consultations continued non-stop for four hours. Even so, some residents left promising to return later due to the long waiting times.


The 'Redevelopment Expert On-site Consultation' operated by Jung-gu, Seoul (District Mayor Kim Gil-seong) is receiving enthusiastic responses from residents. Since Sindang 10 District is the first case to establish a union with public support under the Seoul Rapid Integration Plan, the district anticipated that residents would have many questions about the development and thus prepared the opportunity for on-site consultations with redevelopment experts.


The expectation was accurate. Residents who visited the site that day met experts who are usually difficult to meet and resolved their accumulated questions. The areas with the most resident inquiries were pre-sale rights and appraisals. They were mainly curious about whether their owned properties had pre-sale rights, the number of pre-sale rights for multiple right holders, the estimated appraisal amount based on the scale of the appraised property, and the planned pre-sale area.


Although consultations were operated by prior reservation, the district official explained that the site was extremely crowded as consultation opportunities were also given to residents who came on the day after hearing about it by word of mouth.


Jung-gu will hold another redevelopment expert on-site consultation on the 20th at 1 p.m. in the meeting room on the 3rd floor of Sindang Nuri Center. They are also considering extending the consultation period and expanding the target areas.


Sindang 10 District is the first project site under Seoul’s Rapid Integration Plan. After shortening the period for establishing the maintenance plan, it was designated and announced as a housing redevelopment project area last June. The district area covers 63,893㎡ and plans to build 1,423 households with 35-story apartment complexes and ancillary facilities. On the 16th, the vice-chairman of the residents’ council was elected, completing the formation of the residents’ council. Currently, as Seoul’s first direct union establishment is being pursued, residents are being asked for consent to establish the union.


Kim Gil-seong, Jung-gu District Mayor, who visited the consultation site that day, said, "This expert consultation provides optimal help to resolve various questions about residents’ exercise of rights arising from redevelopment and misunderstandings that can easily arise," adding, "It will further accelerate the Sindang 10 District redevelopment project, which aims for direct union establishment by the end of the year."
