- New Apartment Pre-Sales Expected to Drive Strong Demand Recovery

Recently, the enthusiasm for subscription has been revived, bringing a favorable breeze to the pre-sale market. News of sold-out remaining units continues, mainly in Seoul, the metropolitan area, and adjacent regions, and as demand floods into first-come, first-served sales, construction companies are also significantly enhancing benefits for contract holders.
The favorable trend in the pre-sale market is also confirmed by related statistics. The pre-sale outlook index surveyed by the Korea Research Institute for Housing and Urban Affairs (as of August) was recorded at 100.8 points. This is the first time the index has exceeded the baseline of 100 in 2 years and 2 months since June 2021, indicating that more opinions view the future pre-sale market outlook positively.
A representative from the pre-sale industry stated, “As pre-sale prices have skyrocketed due to inflation, buyers are trying to secure new apartments before it gets any later,” adding, “Construction companies are receiving good responses from contract holders by offering various benefits such as price discounts and free options to sell remaining units while the market atmosphere is favorable.”
Accordingly, the ‘TrueL Signature Cheonan Station’ apartment complex, which is attracting attention as a station-area complex near Cheonan Station, recently decided on a 50 million KRW discount on the pre-sale price. Additionally, they implemented a fixed contract deposit of 9 million KRW (first installment) to minimize the financial burden on contract holders.
A sales representative said, “In fact, as long as you have the initial contract deposit, there are not many costs until moving in,” and added, “There are ongoing inquiries from buyers who want to take advantage of the pre-sale discount and select good buildings and unit numbers on a first-come, first-served basis.” Moreover, “Cheonan is currently a non-regulated area, so there are many benefits such as eased interim payment loans, resale of pre-sale rights, and exemption from acquisition tax surcharges for second-home owners, attracting many buyers for investment purposes,” they conveyed the atmosphere.
