‘Pyeongchon Xi I-Park’ Reserved Lot Bidding to Take Place on the 30th, Following Non-Sequential Subscription, Anticipated to Be Popular

The large-scale apartment complex ‘Pyeongchon Xi I-Park,’ consisting of a total of 2,737 households and completed for move-in in February 2022, is attracting attention as it will hold a reserved lot bidding on the 30th. Given the fierce competition rate in the double digits recorded in the non-priority subscription on the 21st, interest in the reserved lot bidding is expected to be high.

This reserved lot bidding targets a total of 11 households (exclusive area 49~102㎡) and will be conducted on August 30th at Unit 1804, Building 119, Pyeongchon Xi I-Park through a competitive bidding process with the highest bid above the predetermined price. To participate in the bidding, a deposit of 10 million KRW must be transferred to the Imgok 3 District Housing Redevelopment Maintenance Association account by 5 PM on the 29th, the day before the bidding. The contract will proceed immediately after the successful bidder is decided. This bidding is open to adults aged 19 and over as well as corporations, regardless of subscription savings accounts.

Since the non-priority subscription previously recorded great popularity, competition for this reserved lot bidding is also expected to be intense. According to the Korea Real Estate Agency’s Subscription Home, the non-priority subscription held on the 21st attracted 655 applications for 33 households, recording an average competition rate of 19.85 to 1. The 39㎡ type, which is highly preferred by 1-2 person households, drew significant interest. The non-priority subscription contract will be conducted at the sales office on the 31st.

A sales official stated, "Since there are no restrictions on eligibility for the reserved lot bidding, not only demanders for actual residence but also multi-home investors are showing interest," adding, "Located in the heart of the area and allowing immediate move-in upon final payment after contract, there are many inquiries from those looking to move into a new apartment."

Meanwhile, Pyeongchon Xi I-Park is a new apartment complex consisting of 22 buildings with a total of 2,737 households, ranging from 5 basement floors to a maximum of 29 floors above ground. It boasts excellent location and product quality befitting a branded apartment. Convenience facilities for residents are well-equipped, including a fitness center, indoor golf practice range, cafeteria sauna (male and female), small library, reading room, multipurpose sports facilities, and coin laundry, providing excellent community amenities. Differentiated interior design and the use of high-end finishing materials are also strengths.

The 39㎡ exclusive area units offered through non-priority subscription come with two system air conditioners (living room + bedroom) and bidets free of charge. Reserved lot units also provide free balcony expansion, two system air conditioners (living room + bedroom), entrance door screen, kimchi refrigerator (except for 49㎡), built-in bedroom closets, and microwave ovens, along with engineered stone kitchen countertops, patterned glass upper kitchen cabinets, hybrid electric cooktops, and kitchen TV phones (10 inches) for all units.

Additionally, to enhance safety for single female residents, security door cameras and wall pad security recording functions have been installed. The security door camera records and stores video for a certain period when motion is detected near the unit entrance and allows confirmation via smartphone. The wall pad security recording function stores video for a certain time and sends security situation alerts via text message when intrusion is detected after setting the away mode.

Various other safety systems have also been applied. These include elevator security handrails, vehicle number recognition parking control, electronic security systems, infrared sensors (applied to units on the 1st and 2nd floors), fire, gas, and security text alert services, and emergency call buttons (in underground parking lots and children’s playgrounds).

Furthermore, the site offers convenient transportation as well as access to leisure activities, schools, and large supermarkets nearby. It is easy to use Anyang Station on Subway Line 1, and the Wolgot-Pangyo double-track railway line, which began construction in April 2021, will be introduced. The Wolgot-Pangyo line spans a total length of 34.2 km, connecting Wolgot in Siheung City through Anyang and Gwacheon to Seongnam (Pangyo), and is scheduled to open in 2028.

There are also Gyeongsu-daero and Gwanak-daero roads. Public transportation such as metropolitan buses and trunk buses is well developed, and using Gyeongsu-daero allows quick vehicle access to Guro-gu, Seoul. Additionally, the Seoul Outer Ring Expressway, Gangnam Circular Road, Seohaean Expressway, and 2nd Gyeongin Expressway provide excellent metropolitan transportation networks to and from the metropolitan area.

Emart (Anyang branch) is within walking distance, and there are many large and small commercial facilities and convenience stores along the roadside. Within a 1 km radius, there is abundant infrastructure necessary for residential life, including Lotte Department Store, Lotte Cinema, Anyang 1st Street, Anyang Central Market, 2001 Outlet, and Anyang Sports Complex. Anyangdong Elementary School, Imgok Middle School, Yangmyeong High School, Daelim University, Anyang City Bisan Library, and Pyeongchon Academy District are also nearby, and Gwanaksan Forest Bathing Area and sports facilities are easily accessible.

Meanwhile, the ‘Pyeongchon Xi I-Park’ sales promotion center is operating within the complex in Bisan-dong, Dongan-gu, Anyang City.
