[Prospective contract holders visiting for first-come, first-served contracts at ‘ePyeonhansesang Wonju Primo One’]
The scarcity of small-sized apartments in the real estate market appears to be increasing. Industry experts point out that this is because construction companies building apartments are reducing the supply of small-sized apartments.
Looking at the relevant data, the total number of general supply units (excluding special supply) with exclusive area under 84㎡ supplied nationwide from January to July this year was 11,199 units, representing a 71.76% decrease compared to the same period in 2020, three years ago, which reflects this trend.
This downward trend is expected to continue. As construction costs rise, construction companies are likely to focus on long-term supply centered on the standard apartment size (exclusive area of 84㎡) to maximize project profitability.
According to the Construction Cost Index announced by the Korea Institute of Civil Engineering and Building Technology on July 31, the construction cost index as of June this year was 151.41 (P), up 0.05% from the previous month and 2.64% from the same month last year, marking the highest level since the statistics began in January 2000.
The Construction Cost Index is a processed statistic that measures price changes in direct construction costs, including materials, labor, and equipment used in construction projects. It is compiled using the Bank of Korea’s input-output tables, producer price index, and market wage data from the Korea Construction Association’s construction sector.
In particular, ongoing controversies such as the recent rebar omission incident in so-called “bare-bones apartments” have led to system improvements in design, construction, and supervision, as well as extended construction periods, which in turn cause housing sale prices to rise. This is expected to increase the burden on buyers waiting for small-sized apartments.
A real estate industry insider explained, “Small-sized apartments are already scarce, making it difficult to purchase a home. Coupled with recent incidents, in the long term, sale prices are expected to follow the trend of standard public housing prices. Therefore, the wisest approach is to prioritize targeting complexes currently on sale.”
Amid the scarcity of small-sized apartments, a major brand apartment complex composed of small-sized units is currently being sold in Wonju City, Gangwon Province. In Wonju, there has been no supply of small-sized apartments for about a year, and the scheduled move-in volume until 2026 accounts for only 14% of the total, indicating a severe shortage of supply.
■ Small-sized apartments appear in Wonju City after about a year
Currently, prospective buyers are flocking to secure contracts for DL E&C’s ‘e-Pyeonhansesang Wonju Primo One,’ which is being sold on a first-come, first-served basis in Wonju City. In fact, the complex began first-come, first-served contracts on the 20th (Sunday).
As sale prices are expected to rise in the future, making home ownership and investment more difficult, many are rushing to secure units beforehand, causing the first-come, first-served contract units to rapidly decrease.
This momentum is driven by reasonable sale prices and financial benefits that reduce buyers’ burdens. ‘e-Pyeonhansesang Wonju Primo One’ offers units with exclusive areas of 59㎡ (24 pyeong) and 74㎡ (30 pyeong), both priced in the 300 million KRW range, which is a rare pricing for a first-tier construction company. Additionally, the down payment of 10% can be split into two installments of 5% each, with interest support provided for the second 5% installment. Full interest-free benefits are also offered for interim payment loans.
The complex does not require a residence obligation, allowing resale of the pre-sale rights after full payment of the 10% down payment. In other words, buyers can own an e-Pyeonhansesang brand apartment at around 300 million KRW and expect capital gains from the brand premium through resale of the pre-sale rights.
‘e-Pyeonhansesang Wonju Primo One’ is located in Panbu-myeon, Wonju City, Gangwon Province, consisting of six buildings from two basement floors to 25 floors above ground, with a total of 572 units. Reflecting the high demand for small-sized apartments, 350 units are composed mainly of small-sized units: 137 units of 59㎡ and 213 units of 74㎡.
The complex is situated in the ‘Musil District living area,’ offering a pleasant residential environment. Within a 3 km radius, there are large supermarkets, a movie theater, Hanji Theme Park, Wonju Sports Complex, National Sports Center, and Youth Square, among other cultural and sports facilities. Seowonju Elementary School and Namwonju Middle School are also within 1 km, and parks such as Dangu Neighborhood Park, Central Park, and Musil Sports Park are easily accessible.
Wonju Station, located about 2 km straight-line distance away, is accessible by car in approximately 10 minutes. Using the KTX, it takes about 40 minutes to reach Seoul Cheongnyangni Station, effectively allowing residents to enjoy the Seoul metropolitan area.
Notably, by 2027 (expected completion), the Yeoju-Wonju double-track railway will enable travel to southern Gyeonggi’s Pangyo area. The Yeoju-Wonju double-track railway will connect with the Suseo-Gwangju double-track railway, targeted for completion by 2030. Upon completion, Wonju City will be connected beyond southern Gyeonggi’s Pangyo to Seoul Gangnam’s Suseo, allowing residents to enjoy the Gangnam living area as well.
‘e-Pyeonhansesang Wonju Primo One’ will be the first application of e-Pyeonhansesang’s lifestyle-customized residential platform, C2 House, in Wonju City. Along with C2 House, a smart clean & care solution that efficiently reduces fine dust will also be introduced.
Various community facilities are also noteworthy. Sports facilities include a fitness center, GX room, indoor golf practice range, and screen golf room. ‘e-Pyeonhansesang Wonju Primo One’ is currently offering units on a first-come, first-served basis. A housing exhibition hall is in operation, and move-in is scheduled for November 2025.
