Seoul City has unveiled a concrete blueprint to transform Yeouido into an international digital financial hub, sparking increased interest in the Yeouido real estate market.
On May 24, Seoul City revealed the ‘Yeouido Financial Center District Unit Plan (Draft)’ aimed at turning Yeouido into an international digital financial center. The plan envisions creating a ‘Korean Manhattan’ along Yeouidaero, centered around the Korea Exchange, featuring ultra-high-rise landmark buildings with a floor area ratio exceeding 1000% and heights over 350 meters.
The Yeouidaero area houses major institutions such as large securities firms, the Korea Exchange, the Financial Supervisory Service, and the Korea Financial Investment Association. The plan also includes creating a ‘Seoul representative skyline’ with creatively designed landmark buildings, establishing a symbolic scenic hub along the Han River. This represents a concrete plan to elevate Yeouido into one of the world’s top 5 global financial hubs.
To foster the international financial center, Seoul City plans to restructure Yeouido Park from a simple neighborhood park into a world-class urban cultural park akin to Chicago’s Millennium Park and New York’s Brighton Park. Additionally, a second Sejong Cultural Center with 2,400 seats, serving as a waterfront landmark within the park, will be constructed. Furthermore, high-rise redevelopment of apartments such as Sibeom, Hanyang, Sambu, Daegyo, and Gwangjang, following Seoul City’s rapid integrated planning, will become possible, increasing the potential for the area to become a landmark residential zone along the Han River.
■ Construction of ultra-high-rise buildings up to 249.9m tall... Attractive views of the Han River and Yeouido Park
At the heart of this large-scale development along Yeouidaero, the global hotel company Banyan Tree Group’s premium brand ‘Angsana Residence Yeouido Seoul’ will be established. The project is constructed by Hyundai Engineering and developed by Marston No.51 Yeouido PFB.
Located in Yeouido-dong, Yeongdeungpo-gu, Seoul, the building will have 6 basement levels and 57 floors above ground. It will comprise residences, office facilities, and neighborhood living facilities, with the ‘Angsana Residence Yeouido Seoul’ residences offering 348 units ranging from 40 to 103 square meters in exclusive area.
As the sixth tallest building in Seoul at a height of 249.9 meters, each unit will enjoy different attractive views, including the spaciousness of Yeouido Park, the freshness of the Han River, and the vibrancy of the city. The ultra-high-rise rooftop will feature a sky infinity pool approximately 22 meters long, offering panoramic views from Yeouido Park to the Han River. The shared lobby on the third floor is designed with an atrium (central hall) to enhance openness and scale, and a 25-meter-high media wall will be installed on one side to add luxury and display grand and diverse media art.
‘Angsana Residence Yeouido Seoul’ will also provide professional concierge services. Customized VVIP secretary services and premium total home care services called Home Butler will be available via phone and platform. Breakfast service for residents will also be offered. Additional hotel-style services include valet parking, catering, limousine service, and premium rentals. The community facilities in the basement level 1 will include a spa and golf practice range. Moreover, exclusive platform services for residents, private rental safes, and a concierge desk will be provided.
For one year after the designated move-in date, ‘Angsana Residence Yeouido Seoul’ will offer some key concierge services and provide furniture and appliances (some items) free of charge to contract holders for each unit.
