Easing Real Estate Regulations Brings New Breeze to Metropolitan Area Housing Market: Interest in 'Indeogwon Station AK Valley'

Since the second half of last year, the housing sales market has been revitalized as the government eased regulations, including allowing mortgage loans for apartments exceeding 1.5 billion KRW in speculative and speculative overheating districts, and unifying the loan-to-value (LTV) ratio regulation to 50% for mortgage loans for the homeless.

Apartments that were previously unsold have also been sold off en masse, with the contract rate for 'Pyeongchon Centum First' in Anyang-si rising to 95%.


The rise in sale prices and sales rates is similarly observed in knowledge industry centers. As development plans around Indeogwon Station become more visible, the sale prices of knowledge industry centers have rebounded compared to earlier this year. Consequently, inquiries from actual demand and investment demand for new sales products around Indeogwon are continuously increasing.


With the real estate sales market around Indeogwon Station in Anyang bustling, the demand and investment value of knowledge industry centers are expected to rise.


Among these, the knowledge industry center 'Indeogwon Station AK Valley,' constructed by Ace Construction Co., Ltd., is attracting significant attention from buyers. Located in Dongan-gu, Anyang-si, Gyeonggi-do, 'Indeogwon Station AK Valley' is being developed as a knowledge industry center and neighborhood living facilities, spanning from two basement floors to 15 floors above ground. It is within walking distance of Indeogwon Station, where the GTX-C line is scheduled to open, and offers a reasonable sale price with an exclusive rate of about 50%, making it advantageous compared to other products.


Moreover, the Anyang Venture Business Promotion District, where Indeogwon Station AK Valley is located, is an area rich in various development benefits. Following the removal of Indeogwon from speculative overheating and adjustment target districts in November last year, Anyang City designated Gyeonggi Housing and Urban Corporation (GH) as the project implementer in May this year and established and announced the 'Anyang Indeogwon Surrounding Urban Development Project Zone Designation and Development Plan.' Notably, it is situated as a hub in the southern metropolitan area knowledge-based industry belt, linked with areas such as Pangyo and Gwanggyo Techno Valley, providing abundant hinterland demand.


Regarding transportation conditions, the project site is adjacent to the 2nd Gyeongin Expressway, Gwacheon-Bongdam Urban Expressway, Seoul Outer Ring Road, and Gyeongsu-daero, facilitating easy access to southwestern Seoul, Seongnam, and southern Gyeonggi areas. With the opening of new lines such as the existing Subway Line 4, Wolpan Line (planned), Indong Line (planned), and GTX-C Line (planned), a 'quadruple station area' will be formed, further enhancing the transportation environment in the future.
