Top-Tier Location with Both Road and Rail Access: 'Hyosung Harrington Place Mokgam Station' Coming Soon

One of the crucial factors to understand in the real estate market is the importance of transportation and educational environment.


Residential areas located near subway stations or with well-established road traffic infrastructure boast excellent accessibility to workplaces, outstanding living conditions, and the potential for rising housing prices due to abundant population inflow and expansion of living infrastructure.


Therefore, these areas have abundant latent demand, good liquidity, and because of high demand, they tend to have strong price resistance during downturns with smaller price drops, while in a rising market, their value tends to increase even more significantly.


From the perspective of asset value appreciation, it is advantageous to secure a location before the actual 'opening' of transportation infrastructure. In the southern Gyeonggi region, the Shinbundang Line is a representative case. According to Real Estate R114 (REPS), after the opening of the Shinbundang Line extension (Gwanggyo Jungang Station - Jeongja Station) in 2016, Suji-gu in Yongin City surged by 19.3% over three years (2017-2019), surpassing the Yongin average of 16.3%. Additionally, Yeongtong-gu in Suwon, where Gwanggyo Jungang Station is located, rose by 25.7% over three years (2017-2019) after the Shinbundang Line opening, significantly exceeding Suwon's average increase of 18.3%.


As the importance of transportation environment is always a top priority in the housing market, attention is focused on new apartment complexes with excellent transportation environments. In Siheung City, Gyeonggi Province, 'Hyosung Harrington Place Mokgam Station' is attracting attention for its outstanding road and rail network.


Hyosung Harrington Place Mokgam Station is located in Non-gok-dong, Siheung City, Gyeonggi Province. It consists of a total of 145 households in a building up to 26 floors, with all units available for general sale. The number of units by exclusive area is 123 units of 56㎡ and 22 units of 71㎡. To alleviate consumer concerns following recent cases of poor construction, it has adopted a pre-construction system and is scheduled for occupancy in January 2024.

First, Mokgam IC is located just a 5-minute drive from the complex, providing quick access to Seohaean Expressway, 2nd Gyeongin Expressway, Metropolitan Area 1st Circular Expressway, and Pyeongtaek-Paju Expressway. It takes about 30 minutes to reach Pangyo IC and about 10 minutes to reach Gwangmyeong Station IC and Seoksu IC (Anyang). Gwangmyeong Station is also only about a 10-minute drive away, making it convenient to use the wide-area transportation network via KTX.


Additionally, Mokgam Station on the Shinansan Line, which is about a 10-minute walk away, is about to open, promising direct benefits. The Shinansan Line is called the second Shinbundang Line and allows travel speeds 3 to 4 times faster than regular subways, being regarded as a 'transportation revolution' in the southern Gyeonggi area. After the Shinansan Line opens, it will take about 20 minutes from Mokgam Station to Yeouido, and transfers to Line 2 will be easy, enabling access to Gangnam within about 30 minutes.


Furthermore, the Gwangmyeong-Siheung Technovalley, located about 1 km away, is set to be developed, adding solid demand from the surrounding area. It will consist of general industrial complexes, urban high-tech industrial complexes, and distribution complexes, expected to serve as an industrial axis for the southwestern metropolitan area.


The living environment is also excellent. Large-scale retail facilities such as IKEA, Costco, and Lotte Mall, concentrated near Gwangmyeong Station, are within a 10-minute drive, and many other convenience facilities are easily accessible. With proximity to Mulwang Lake Park, Sanhyeon Park, and Unheung Mountain, it boasts an excellent natural environment with both green spaces and water features, making the residential comfort very high.


An industry official said, “Excellent transportation infrastructure facilitates convenient inter-regional movement and reduces commuting time, which is connected to quality of life and work-life balance, making it a long-standing important factor in the real estate market,” adding, “New complexes launched in areas with well-established transportation networks are ranked as the top priority for subscription among actual buyers.”


Meanwhile, the Hyosung Harrington Place Mokgam Station sales office is scheduled to open in July to welcome visitors.
