Haeundae I-Park, Haeundae Doosan We've the Zenith, and LCT, high-end residential complexes concentrated in the Haeundae-gu area, are considered representative affluent neighborhoods in Busan.
Busan's Haeundae-gu is known to be preferred by wealthy individuals due to its luxury residential complexes, unique seaside location, well-established culture, tourism, international organizations, and transportation infrastructure, as well as ongoing development across all sectors. The strong demand to enter Haeundae-gu is reflected in record-breaking transaction prices.
According to the Ministry of Land, Infrastructure and Transport's actual transaction data, on April 5th, a 219㎡ unit of ‘Haeundae I-Park’ located in U-dong, Haeundae-gu, Busan, was directly traded at 7 billion KRW, setting a new record. A 209㎡ unit of ‘Haeundae Doosan We've the Zenith’ also changed hands for 4 billion KRW in the same month, and LCT’s 186㎡ unit was traded at 4.7 billion KRW, drawing attention as an unusual case amid the nationwide real estate downturn.
In particular, among the top 20 highest price records in Busan this year, 19 are apartments located in Haeundae-gu, highlighting its prestige. Among them, 17 complexes located in U-dong, Haeundae-gu, occupy the top ranks, attracting attention.
A real estate industry insider commented, "U-dong in Haeundae-gu, considered the most affluent area in Busan, has a golden location and is highly chosen by wealthy individuals. The solid demand from asset owners is proven by the upcoming sale of Ashton Upper House, a luxury home priced around 10 billion KRW, which would typically be supplied in the Gangnam 3 districts."
Meanwhile, ‘Haeundae Kyungdong Reinview Phase 2’, Busan’s first residential-commercial complex introducing concierge services targeting the wealthy, is being offered in U-dong, Haeundae-gu. The complex consists of 4 buildings ranging from 6 basement floors to 45 above-ground floors, with a total of 632 units of 69㎡ and 84㎡, constructed by Kyungdong Construction.
‘Haeundae Kyungdong Reinview Phase 2’ is the first apartment in Busan to introduce high-end concierge services. Residents will enjoy conveniences such as breakfast delivery, item storage, on-demand car wash, pet care, and car sharing?services typically found in luxury tourist hotels?enhancing their quality of life.
The specialized design befitting the premium concierge service also draws attention. It features a 4Bay floor plan (excluding some units) and spacious service areas, along with a variety of no-option basic items. These include external shared internet, a home IoT system controllable via smartphone for heating and lighting, system air conditioning, porcelain floor tiles (living room and kitchen), entrance sliding doors, system dressing rooms, and engineered stone, all provided as standard to elevate residents’ lifestyles.

Required documents differ depending on whether the winner is selected by the point system, lottery system, or special supply, so attention is needed. During the document submission and contract signing periods, winners (including preliminary residents) can visit the model house by prior reservation. The official contract signing will be held over three days from July 24th (Monday) to July 26th (Wednesday).
