Will New:Home Subscription Continue Its Success in Namyangju Wangsuk and Godeok Gangil?

Seoul Dongjak-gu's Capital Defense Command (Subangsa) New:Home recorded the highest competition rate ever for public sale housing in the preliminary subscription, drawing attention to whether three other locations, including Gangdong-gu Godeokgangil 3 Complex, will continue the subscription success.

According to the Ministry of Land, Infrastructure and Transport on the 25th, New:Home preliminary subscriptions will begin on the 26th for Godeokgangil 3 Complex, Wangsu District in Namyangju-si, Gyeonggi Province, and Maegok District in Anyang-si. New:Home is the new name for public sale housing under the Yoon Seok-yeol administration, aiming to supply 500,000 households during the term.


These New:Home units, supplied in a sharing type, will conduct special subscriptions for youth, newlyweds, and first-time homebuyers on the 26th and 27th. The general subscription dates are the 28th and 29th. Winners will be announced on July 12th and 13th.


Expectations continue as the Subangsa New:Home recently achieved the highest record in public sale subscriptions. Subangsa New:Home attracted 72,172 applicants for a total of 255 units in special and general supply, resulting in an average competition rate of 283 to 1. In particular, the general supply saw 59,057 applicants for 79 units, marking the highest competition rate ever for public sales at 645 to 1. Although the estimated sale price was relatively high at around 800 million KRW, its location by the Han River and a price approximately 400 to 500 million KRW lower than surrounding market prices made it popular.


This time, 932 units with exclusive areas of 46 to 59㎡ will be supplied in Namyangju Wangsu (A19 Block). The expected sale price ranges from 263.87 million to 336.22 million KRW. Plans include the Metropolitan Area Express Railway (GTX) Line B and the extension of Line 9 (Gangdong~Hanam~Namyangju, planned), enabling access to Seoul Station within about 25 minutes. Also, A19 Block is located in the center of Wangsu District, allowing convenient use of nearby commercial facilities and other living infrastructure.


In Anyang Maegok (S1 Block), 141 units of 59㎡ and 63 units of 74㎡ will be sold at approximately 439.34 million KRW and 543.56 million KRW, respectively. It is within the living area of subway Lines 1 and 4, with excellent metropolitan transportation access via the Metropolitan First Ring Expressway, Second Gyeongin Expressway, and National Road No. 1. The Wolgot~Pangyo Line Anyang Sports Complex Station is planned nearby. There is also abundant greenery such as Bibong Mountain, Gwanak Mountain, and Hakui Stream.


The Godeokgangil 3 Complex offers 590 units of 49㎡, with an estimated sale price of about 314.45 million KRW. It is a large complex apartment with a total of 1,305 units, with the Han River to the north and Mangwolcheon Stream to the south. Kindergartens, elementary, and middle schools are nearby. Transportation is convenient via Olympic-daero, Seoul Outer Ring Road, Gangbyeonbuk-ro, and Seoul-Yangyang Expressway, with Line 5 Gangil and Sangil-dong Stations nearby. The Line 9 extension plan is also expected to be implemented.


For New:Home, units with the same winner announcement date cannot be applied for simultaneously. That is, applicants must choose between Namyangju Wangsu and Anyang Maegok in the Gyeonggi region. Those who applied for Subangsa can challenge Godeokgangil 3 Complex since its announcement date (July 5th) is different. This year, about 10,000 New:Home units will be offered in preliminary subscriptions. In the second half of the year, Magok 10-2, Hwaseong Dongtan, Seocho Seongdu Village, and Daebang-dong military site are planned.
