- GTX-B Line Maseok Station Opening Cuts Travel Time to Seoul Station to 27 Minutes and Incheon Songdo to 57 Minutes
- Future Value Secured Through Development of Maseok Station Area and Maseok District Unit Development Plan in Northern Gyeonggi
The GTX project, connecting the Seoul metropolitan area (Gyeonggi, Incheon) and Seoul within a 30-minute living zone, is emerging as a consistent topic in the real estate market.
As accessibility to Seoul improves through GTX, it is expected that demanders working in Seoul will seek to purchase homes in the relatively affordable metropolitan area instead of the expensive Seoul housing market. This is anticipated to bring significant changes to housing prices in the metropolitan area.
Among them, the GTX-B line is an 82.7 km route running round-trip from Incheon National University Station in Songdo International City to Maseok Station in Namyangju, Gyeonggi Province. It is highly regarded as a line that will revolutionarily connect Incheon, Seoul, and northern Gyeonggi.
The Ministry of Land, Infrastructure and Transport is accelerating the project, recently negotiating with the private consortium led by Daewoo Construction Co., Ltd., aiming to open the GTX-B line by 2030.
Meanwhile, the ‘Maseok Hanssem Bachhaus The Hoyu,’ a beneficiary complex of the GTX-B line, is attracting attention as it prepares for a June sale. The complex is located in Maseok-ri, Hwado-eup, Namyangju-si, Gyeonggi Province, consisting of 8 buildings from 2 basement floors to 4 above-ground floors, with 4 buildings offering a total of 28 high-quality terrace houses ranging from 75 to 84㎡ in exclusive area.
‘Maseok Hanssem Bachhaus The Hoyu’ is a beneficiary complex of the GTX-B line (scheduled to start construction in 2024). Upon the opening of Maseok Station, it will enable access to Seoul Station in 27 minutes and Songdo New City in 57 minutes. This is expected to attract external demand such as commuters to Seoul. Currently, Maseok Station on the Gyeongchun Line is within walking distance, and it is possible to access Songpa in 15 minutes and Gangnam in 25 minutes via Hwado IC. Access to northern Seoul via Route 46 is also possible within 20 minutes.
Abundant living infrastructure is another advantage. It is conveniently located near Namyangju City Hall, banks, Lotte Mart, Lotte Cinema, Rodeo Street, Moran Art Museum, cultural centers, golf courses, and outdoor performance venues.
Nearby, elementary and high schools are planned to be established, and there is a rich school district including Songra Elementary, Simseok Elementary, Simseok Middle, Songra Middle, Maseok Middle, Hwakwong Middle, Simseok High, and Hoseo High. In particular, Simseok Elementary School, one of the three private elementary schools in Gyeonggi Province, contributes to the high educational enthusiasm in the area.
There are also abundant eco-friendly elements. Clean natural environments such as Songrasan Mountain, Cheonmasan Mountain, Lake Park, and Moran Park walking trails are variously available nearby.
‘Maseok Hanssem Bachhaus The Hoyu’ is highly valued for its future potential due to various development benefits. The four-lane road in front of the complex is planned to be expanded, making external access easier. Additionally, with the development of the Maseok Station area and the Maseok district unit development plan, it is emerging as a development hub in northern Gyeonggi.
The application of innovative floor plans enhances the residential quality for residents. The floor plans feature terraces, duplexes, large attics, and large dressing rooms as advantages.
