‘Indeogwon Xi SK VIEW’ Available for Resale in September, Nearing ‘Sold Out’

- All housing types sold out except exclusive areas of 49㎡ and 112㎡
- High demand with resale possible in September... Expectation of complete sell-out soon

As the real estate market clearly turns to a recovery phase, pre-sold complexes in the metropolitan area that received disappointing subscription results due to the recession are gradually clearing out unsold units.

With the comprehensive deregulation by the government earlier this year, expectations for the real estate market in Seoul and the metropolitan area have risen, reviving buyer sentiment. Subscription competition rates have also recovered to double digits, bringing renewed vitality to the sales market.

In fact, Yeongdeungpo Xi Dignity, which was launched in March, attracted about 20,000 applicants for 98 general supply units, recording a competition rate of 198.8 to 1. This is the highest competition rate in the first half of this year. Also, in the same month, ‘Cheolsan Xi The Heritage’ in Gwangmyeong, Gyeonggi-do, cleared all unsold units within two weeks, showing visible effects.

Expectations in the subscription market are rising further. Following the 11.43 to 1 subscription competition rate in the 1st and 2nd priority rounds for ‘Gwangmyeong Xi The Sharp Forena’ supplied last month, over 90% of the units have been signed for. Earlier in May, ‘Indeokwon Persviel’ supplied in Naeson-dong, Uiwang-si, Gyeonggi-do, also recorded a competition rate of 11.07 to 1, raising expectations for a full sell-out.

As competition for new supply complexes intensifies, more people are turning their attention to pre-sold complexes. According to GS Construction, ‘Indeokwon Xi SK VIEW’ supplied last year in Naeson-dong, Uiwang-si, Gyeonggi-do, has found owners for all housing types except for exclusive areas of 49㎡ and 112㎡.

A sales official said, “Since the announcement of deregulation in the regulated areas, inquiries have continued, and good units and housing types were quickly sold out. Recently, the preference for small apartments has deepened, and with the possibility of resale before September, many people are visiting the model house with interest, so we expect a full sell-out soon.”

Indeokwon Xi SK VIEW is a large complex apartment consisting of 20 buildings with 2,633 units, ranging from 4 basement floors to a maximum of 29 floors above ground. It is evaluated as the best in the nearby complexes in terms of exterior and interior design and infrastructure.

Considering the surrounding landscape and location characteristics, the exterior was designed to stand out, and instead of placing parking lots above ground, the complex features theme gardens with greenery and resting areas, as well as children’s playgrounds throughout the site. Community facilities include a multipurpose gymnasium, multipurpose lounge, fitness center, indoor golf practice range, GX room, Pilates, indoor playground, cultural lecture room, and saunas (male and female).

Excellent transportation networks also attract attention. Access to the complex is easy via Heungan-daero, Naeson Sunhwan-ro, and Bokji-ro, and the metropolitan area’s first ring expressway, Gwacheon-Bongdam urban expressway, and 2nd Gyeongin expressway are well developed, allowing convenient travel throughout the metropolitan area including Seoul’s Gangnam district. Additionally, Indeokwon Station nearby is included in the GTX-C line plan, and double-track railways connecting Indeokwon and Dongtan (Indong Line) and Wolgot to Pangyo (Wolpan Line) are also planned to open, which is expected to further increase future value.

Living infrastructure is abundant as well. Naeson Elementary, Baegun Elementary, Galmoe Middle, and Baegun High School are within walking distance, and the Pyeongchon academy district, considered the largest in southern Gyeonggi Province, is nearby. Behind the complex, Gyeonggi-do’s first integrated future school is planned. Moraksan Mountain, Baegun Park, Hill Park, Uiwang National Sports Center, and Naeson Sports Park are adjacent, enabling a pleasant living environment.

Indeokwon Xi SK VIEW is currently operating a model house, and move-in is scheduled for May 2025.
