The last special planning district of Dongtan 2 New Town, Sinjugyo Munhwa Town, is continuing its sell-out streak, fueled by the semiconductor boom. Since November last year, a total of five complexes have been introduced in Sinjugyo Munhwa Town, all successfully completing sales, drawing strong interest from buyers for the remaining units.
In fact, in March, when the government announced plans to establish the world's largest semiconductor cluster in Namsa-eup, Yongin-si, Gyeonggi Province, Sinjugyo Munhwa Town, which is geographically adjacent, received focused attention. Being close to the Namsa-eup semiconductor cluster and well-equipped with various living infrastructures, it has been recognized as a prime residential area that can absorb demand from semiconductor workers.
Another factor attracting buyer interest is that Sinjugyo Munhwa Town is similar to Seopangyo. Just like Seopangyo, which has established itself as a 'new affluent area' by attracting high-income professionals seeking spacious new apartments in a pleasant natural environment, Sinjugyo Munhwa Town is expected to become a wealthy neighborhood where semiconductor workers gather.
Given this situation, the complexes recently supplied in Sinjugyo Munhwa Town have been consecutively achieving 'sell-out' success.
At the end of last year, ‘Dongtan Parkrix Phase 1 (1,403 households)’ and ‘Dongtan Eoullim Familier·Summa Desiang (1,256 households)’ showed single-digit subscription competition rates amid a difficult market, but after the announcement of the semiconductor cluster development plan, the remaining units were quickly sold out, and both recently achieved complete sales.
Also, ‘Dongtan Parkrix Phase 2 (660 households)’ and ‘Geumgang Penterium Phase 6 Central Park (1,103 households)’, launched after the semiconductor cluster announcement, also completed 100% sales in a short period, continuing the sell-out streak.
‘e-Pyeonhansesang Dongtan Park Honors’ 1st phase supplied by DL E&C also successfully completed sales, highlighted as the only e-Pyeonhansesang brand complex supplied in Sinjugyo Munhwa Town benefiting from the semiconductor boom.
An official from a nearby real estate agency said, “Sinjugyo Munhwa Town has long attracted strong buyer interest as the last opportunity to enter the highly preferred Dongtan 2 New Town. Moreover, after the announcement of the Namsa-eup semiconductor cluster development plan, external investment demand has surged, leaving almost no remaining units,” conveying the on-site atmosphere.
As the sales fever in Sinjugyo Munhwa Town heats up, DL E&C plans to bring forward the 2nd phase sales to this month from the original schedule. The ‘e-Pyeonhansesang Dongtan Park Honors’ 2nd phase, to be unveiled this month, consists of 363 units with exclusive areas of 99 and 115㎡.
The 2nd phase of ‘e-Pyeonhansesang Dongtan Park Honors’ is attracting attention as the last e-Pyeonhansesang brand apartment to be introduced in Sinjugyo Munhwa Town, where an influx of semiconductor cluster workers is expected. At the time of the semiconductor cluster’s completion, the resident workforce is estimated at around 40,000, with an employment inducement effect of 1.6 million, yet there are almost no popular large construction company brand apartments in Sinjugyo Munhwa Town to absorb them.

Also, applicants who have held a subscription account for more than 12 months, are aged 19 or older, and reside in the metropolitan area (Seoul, Gyeonggi, Incheon) can apply as first priority regardless of the number of homes owned or household head status, thus expected to absorb investment demand as well.
Meanwhile, ‘e-Pyeonhansesang Dongtan Park Honors’ is scheduled to reopen this month with the 2nd phase sales. The expected move-in date is December 2024, the same as the 1st phase.
