- GTX-B Opening Will Make Access to CBD Areas Like Yongsan and Gwanghwamun Even More Convenient
The Ministry of Land, Infrastructure and Transport's announcement to accelerate the GTX B Line project in the Seoul metropolitan area has raised expectations for the ‘Sangbong Station U-Bora First Live’ located in the Sangbong Station area.
According to the Ministry of Land, Infrastructure and Transport on the 6th, the environmental impact assessment for the GTX-B private investment project will begin in June. The environmental impact assessment is a system that investigates, predicts, and evaluates the environmental impact before approving the project and prepares improvement measures. The ministry aims to complete the environmental impact assessment procedure, considered the 'final hurdle' of the project, within this year and start construction in the first half of next year.
The GTX-B Line stretches a total length of 82.7 km, connecting Incheon National University Station to Maseok Station in Namyangju, Gyeonggi Province. Of this, 62.8 km will be constructed through private investment, and the 19.95 km section from Yongsan Station to Sangbong Station will be promoted as a public-funded project.
As the GTX-B Line project gains momentum, interest is growing in ‘Sangbong Station U-Bora First Live,’ the first U-Bora brand officetel being sold by Bando Construction in the quadruple station area of Sangbong Station.
‘Sangbong Station U-Bora First Live’ is located within a 2-minute walk from Sangbong Station, a quadruple station area served by Subway Line 7, Gyeongchun Line, Gyeongui-Jungang Line, and Gangneung Line KTX. Via Line 7, it takes about 19 minutes to Gangnam-gu Office and about 23 minutes to Nonhyeon Station; via the Gyeongui-Jungang Line, it takes about 30 minutes to Yongsan. Using the Gangneung Line KTX, one can reach Gangneung in a minimum of 1 hour and 20 minutes.
Moreover, once GTX-B opens at Sangbong Station, commuting to CBDs (Central Business Districts) such as Yongsan and Gwanghwamun is expected to become more convenient.
Besides the transportation network, ‘Sangbong Station U-Bora First Live’ offers convenient living with shopping and cultural facilities such as Costco, Homeplus, E-Mart, Enter Six, and CGV within a 2 to 5-minute walk. Additionally, within a 1 km radius of the complex, there are 5 elementary schools, 3 middle schools, and 3 high schools, providing an excellent educational environment covering all school levels.
Furthermore, the area surrounding ‘Sangbong Station U-Bora First Live’ is rich in development prospects. Due to the designation of the Sangbong Redevelopment Promotion District, approximately 19,000 residents and 7,800 housing units are expected to be supplied. The redevelopment of Sangbong Terminal, scheduled for completion in 2027, is anticipated to bring significant changes including apartment complexes, officetels, and retail facilities.
‘Sangbong Station U-Bora First Live’ will be constructed in Sangbong-dong, Jungnang-gu, Seoul, with 7 basement floors and 18 above-ground floors, comprising 196 units with exclusive areas ranging from 39 to 84 square meters. The branded commercial space ‘Sangbong Station Four Square’ with 89 units will also be developed within the complex. The project follows a pre-construction sales method, with move-in scheduled for October this year.
For ‘Sangbong Station U-Bora First Live,’ residents can move in by paying 10% deposit, 2% interim payment, and 38% upon move-in, with the remaining 50% payable two years later, significantly reducing the financial burden on buyers. Currently, contracts are being accepted on a first-come, first-served basis by unit and floor preference.
The model house for ‘Sangbong Station U-Bora First Live’ is open, and move-in is scheduled for October 2023.
