Zigbang announced on the 8th that it will launch the ‘Jikim Brokerage’ service, which takes full responsibility for brokerage accidents to provide a safe transaction environment free from villa and multi-family housing lease fraud and false listings.
Zigbang’s Jikim Brokerage is a new brokerage service structure where Zigbang participates throughout the entire process from searching for villa and multi-family housing listings to contract signing. Zigbang is the first real estate brokerage platform to take responsibility for brokerage accidents by jointly stamping contracts through a specialized brokerage corporation subsidiary. The pilot operation of Jikim Brokerage will begin in July in the Gangseo-gu area of Seoul, and the service will gradually expand, focusing on areas densely populated with villas and multi-family houses where there is a high risk of lease fraud.
Transactions through Jikim Brokerage go through three stages: △ one-on-one on-site verification of listings by professionals △ partnership with licensed real estate agents who have verified accident-free brokerage experience △ detailed risk diagnosis by contract analysis experts. Finally, Zigbang’s subsidiary, Ontact Real Estate Brokerage Partners, jointly stamps the final contract. This means sharing responsibility for brokerage accidents that may occur due to intentional or negligent acts by licensed real estate agents.
A Zigbang representative said, "Since the responsibility for brokerage accidents that may occur during the transaction process after searching for listings is being shifted to consumers, we wanted to create a safer and more reliable real estate transaction environment by reviewing the contracts prepared during brokerage transactions and jointly stamping them to share responsibility for the contracts."
One-on-One On-Site Listing Verification by Professionals... Protecting Users from False Listings
Zigbang’s ‘Jikim Brokerage’ listings provide the latest listing information verified on-site by professionals, which users can check directly on the app.
Listings are secured after confirming the registration certificate and building ledger information from the lessor, and professionals conduct on-site visits to cross-check before providing the listing information to users along with the final verification date.
During this process, all listings are filmed with VR cameras to provide 360º 3D View content, allowing users to check the true condition of the property without spatial distortion. In the future, an ‘Assured Lessor Certification’ service will be added based on the lessor’s national and local tax delinquency status and financial institution arrears.
Additionally, Zigbang has installed the HUG Safe Lease App banner launched by the government, enabling users to obtain various information for preventing lease fraud, including whether they can subscribe to the government-recommended lease deposit return guarantee.
Consultation and contracts for listings selected by users are handled by Jikim Brokerage partner agents. Before partnering with licensed real estate agents, Zigbang plans to directly verify brokerage history, including any suspension or closure records, and any fines related to brokerage accidents, to ensure that trustworthy agents conduct consultations and contracts. Any local licensed real estate agents who wish to conduct transparent and fair transactions can apply to partner with Jikim Brokerage.
Contract Analysis Experts Conduct Detailed Risk Diagnosis... Preventing Brokerage Accidents
Contracts for Jikim Brokerage listings are thoroughly double-checked by both partner agents and the contract inspection team of the specialized brokerage corporation.
The contract inspection team, composed of licensed real estate agents, works with Zigbang’s legal team, which includes professional lawyers, to verify the brokerage contract process. They double-check contracts prepared by Jikim Brokerage partner agents and assess the risks of each item.
Previously, differences in contract content and explanation quality depending on individual agents increased the risk of brokerage accidents. However, Zigbang uses a standardized contract guide checklist to ensure that all necessary items are properly recorded in the contract, with an additional review by a dedicated contract inspection team.
