As the real estate market is reorganized to focus on actual buyers, the number of savvy consumers is increasing. With more cautious use of subscription savings accounts, many are aiming for ‘first-come, first-served contracts’ that allow home ownership without a subscription account. In particular, the phenomenon of demand concentrating in certain locations is becoming more pronounced.
In fact, ‘Pyeongchon Centum First’ in Anyang, Gyeonggi Province, which performed poorly in subscription sales, saw so-called ‘tent groups’ camping overnight with tents in front of the model house as soon as the first-come, first-served sale was announced, forming a long queue. It is analyzed that the project attracted popularity due to various locational advantages such as proximity to a planned subway station, good school districts, and parks.
Other complexes such as ‘Olympic Park Foreon,’ ‘Jangwi Xi Radiant,’ and ‘Cheolsan Xi The Heritage,’ which received high attention for their excellent locations but showed disappointing results in subscription sales, all announced complete sell-outs during the first-come, first-served contracts following the official contracts.
An industry insider said, “Although the nationwide subscription competition rate has decreased due to a cautious stance in the real estate market, places with excellent locations continue to be chosen by buyers, as the saying goes, ‘where it’s meant to be, it will be.’ Now, the trend is to target first-come, first-served units, which have more flexible contract conditions compared to general sales.”
Meanwhile, ‘Harrington Place Jinsa,’ supplied by Hyosung Heavy Industries, is attracting attention from both actual buyers and investors as it is located in an area that lacks nothing in terms of transportation, education, convenience facilities, and nature.
‘Harrington Place Jinsa’ is located in Jinsa-ri, Gongdo-eup, Anseong-si, Gyeonggi Province, right in front of Pyeongtaek University. It is a large complex consisting of 12 buildings in 2 blocks, with a total of 992 households (355 households in Block 1 and 637 households in Block 2), ranging from 2 basement floors to a maximum of 29 floors above ground.
The complex is currently conducting first-come, first-served designated building and unit contracts, and is running an event that offers paid options such as entrance sliding doors and auxiliary kitchen furniture free of charge upon contract.
First-come, first-served contracts do not require a subscription savings account, and anyone aged 19 or older can contract regardless of residence area or home ownership status. Unlike general sales conducted by lottery, buyers can directly choose their desired building and unit.
Various financial benefits also attract attention. ‘Harrington Place Jinsa’ has significantly reduced the initial financial burden for actual buyers, who have recently faced increased loan burdens, by applying a fixed contract deposit of 10 million KRW (payable in installments). Additionally, it offers a full interest-free loan benefit for 60% of the interim payment. The resale restriction period has also been eased to 6 months (from the announcement date of the winners).
The complex is located right in front of Seodong-daero (National Road No. 38), which runs through Anseong and Pyeongtaek, allowing convenient travel throughout the region. It also has a well-established wide-area transportation network including the Anseong IC on the Gyeongbu Expressway and a wide-area bus stop.
Furthermore, according to the 4th Railway Network Construction Plan, the ‘Capital Region Inland Line’ and the ‘Pyeongtaek-Bubal Line’ are being promoted in Anseong. The Seoul-Sejong Expressway (Guri-Anseong section) passing through Anseong and the Pyeongtaek East Expressway are scheduled to open in 2024, forming a comprehensive wide-area transportation network.
The educational environment is excellent. Yangjin Elementary School is within walking distance, and Yangjin Middle School, Yongjuk District academy area, and Jinsa City Library are also nearby. The complex plans to provide a shuttle bus exclusively for residents to ensure safe commuting for children.
The living infrastructure is well established. Nearby are ‘Starfield Anseong,’ the largest complex shopping mall in southern Gyeonggi, as well as E-Mart Traders and Mart King.
Additionally, a park of approximately 5,700㎡ is planned to be developed nearby, promising a pleasant residential environment. There are also abundant green spaces such as Sosaji District Cultural Park and Historical Heritage Park.
This is a residence close to workplaces. Nearby, large-scale industrial complexes are planned, including Anseong Techno Valley (scheduled for 2024), which focuses on attracting 10 advanced and knowledge industries such as medical, precision, and optical equipment, Anseong 5th General Industrial Complex (scheduled for 2025), and Smart Corepolis (scheduled for 2027). The attraction of these industrial complexes is expected to revitalize the local economy.
