In Gwangmyeong City, Gyeonggi Province, fully sold-out apartment complexes continue to emerge, and the volume of real estate transactions is rising, signaling a revival in the real estate market atmosphere. Since there had been no new apartment supply in Gwangmyeong City for some time, there are many end-users waiting for new apartments, and the future value of Gwangmyeong real estate is also being recognized.
In fact, two apartment complexes that were sold in Gwangmyeong City last December recently achieved full sales in a short period. Despite the large supply of 1,631 units for general sale, 'Cheolsan Xi The Heritage' found owners for all unit types within two weeks of first-come, first-served sales earlier this year. Similarly, 'Gwangmyeong Hoban Summit Grand Avenue' (493 units for general supply), which was launched around the same time, also recently announced full sales.
In March, apartment sales transactions in Gwangmyeong City reached the highest level in 18 months. According to real estate statistics from the Korea Real Estate Board, apartment sales transactions in Gwangmyeong City in March totaled 172 cases, marking five consecutive months of increase and the highest level since September 2021 (203 cases). Additionally, the sales volume in the first quarter of this year (390 cases), including March, nearly tripled compared to the previous quarter (134 cases).
With actual transaction prices rising, signs of a housing price rebound are also appearing. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the 84㎡ type of 'Cheolsan Raemian Xi' was sold for 1.03 billion KRW in April, up 130 million KRW from 900 million KRW in January this year. The 59㎡ type also traded at 820 million KRW in the same month, up 40 million KRW from 780 million KRW in February. The 84㎡ type of 'U-Planet Taeyoung Desiang' was traded in March for 1.14 billion KRW, a remarkable increase of 330 million KRW compared to 910 million KRW in January.
Besides these, other areas in Gwangmyeong such as 'Gwangmyeong Station Summit Place,' 'Gwangmyeong Arc Fore Xi Weave,' 'Gwangmyeong Station Prugio,' and 'I-Pyeonhan Sesang Centreville' have seen rebound transactions ranging from several tens of millions to hundreds of millions of KRW.
The industry analyzes that the effects of the real estate regulation easing measures announced earlier this year are gradually spreading from Seoul's core to the Seoul metropolitan area nearby.
Gwangmyeong City was removed from the speculative overheated district and adjusted target area designations under the January 3 real estate measures and now applies significantly relaxed subscription criteria. Furthermore, as a non-regulated area, apartments under 85㎡ apply a 40% point system and 60% lottery system, while those over 85㎡ are 100% lottery-based. Additionally, with the approval of the revision to the Housing Act Enforcement Decree, the resale restriction period for pre-sale rights has been shortened to one year.
Amid this, the first complex to be sold in Gwangmyeong City after the announcement of these measures, 'Gwangmyeong Xi The Sharp Forena,' has attracted attention by recording excellent results in the subscription held from the 4th.
Supplied by the GS Construction consortium (GS Construction Co., Ltd., POSCO E&C Co., Ltd., Hanwha Construction Division), 'Gwangmyeong Xi The Sharp Forena' is located in the Gwangmyeong-dong area of Gwangmyeong City, Gyeonggi Province. It consists of 28 buildings ranging from three basement floors to 38 above-ground floors, totaling 3,585 units, with 809 units of 39 to 112㎡ available for general sale.
In the special supply held on the 4th, all unit types were fully subscribed with 1,023 applicants for 387 units. During the subscription from the 8th to 9th, 4,826 applicants competed for 422 units, recording an average competition rate of 11.44 to 1.
A sales official stated, "The Gwangmyeong real estate market is showing signs of recovery, and since price increases for other upcoming Gwangmyeong New Town complexes are inevitable, subscription interest was high. We appreciate the enthusiastic support and will do our best to make the apartments more complete."
Gwangmyeong Xi The Sharp Forena is adjacent to Seoul’s Guro-gu and Geumcheon-gu, making commuting to Yeouido and the Seoul Digital Industrial Complex (Guro Digital Complex and Gasan Digital Complex) easy by bus or car. Using nearby Subway Line 1 stations, Gaebong and Guil, residents can reach central business districts such as City Hall, Jongno, and Gwanghwamun without transfers, and access to Yeouido and Gangnam is also convenient.
