Over 10,000 visitors have visited the model house of ‘Saejeol Station Doosan We’ve Tragus,’ supplied by Doosan Construction in the Sinsa-dong area of Eunpyeong-gu, Seoul, during the first four days since its opening.
The model house of ‘Saejeol Station Doosan We’ve Tragus,’ which opened on the 4th (Thursday), saw a steady flow of customers from the first day through the weekend. Visitors included a diverse age range, from young newlyweds to families with children and middle-aged customers. Inside the model house, queues formed for unit viewing, and customers actively engaged in consultations related to subscription applications.
Visitors to the model house cited excellent location conditions and reasonable prices as the advantages of ‘Saejeol Station Doosan We’ve Tragus.’ Mr. Lee, 38, who lives in Eungam-dong, Eunpyeong-gu, said, “I like that it is an apartment where you can walk to the subway station, schools, and parks. Since opportunities to purchase a new 30-pyeong apartment in Seoul for 700 to 800 million KRW are rare, I plan to actively apply for the subscription.”
‘Saejeol Station Doosan We’ve Tragus’ is located in a triple-location area where residents can enjoy proximity to the station, schools, and forests, enabling convenient living. Saejeol Station on Subway Line 6 is within walking distance. The ‘Seobu Line,’ a light rail connecting Saejeol Station to Sinchon, Yeouido, and Seoul National University Station on Subway Line 2, and the ‘Goyang Eunpyeong Line,’ connecting Saejeol Station to Changneung New Town and Goyang City Hall, are under development, which will allow residents to enjoy triple station access in the future. At Digital Media City Station, just two stops away, transfers to the Airport Railroad and Gyeongui-Jungang Line are possible, facilitating easy commuting to major business districts in Seoul. Additionally, the GTX-A line is scheduled to open at nearby Yeonsinnae Station, which will enable travel from Eunpyeong to Seoul Station in 5 minutes and to Gangnam in 10 minutes using GTX.
Seoshin Elementary School, Sangsin Middle School, Soongsil Middle School, and Soongsil High School are all within a 3-minute walk, ensuring safe commuting for children. The public library adjacent to the complex and nearby academies are also easily accessible. Sinsa Neighborhood Park (111,650㎡), which is half the size of Yeouido Park, is adjacent, and Bongsan Park, Baekryeonsan Mountain, and Bulgwangcheon Stream are nearby, providing a pleasant residential environment.
The sale prices are also set reasonably compared to surrounding market prices. The sale price for the exclusive area of 84㎡ units in the complex is set between 760.6 million KRW and 885 million KRW (excluding 84AT, BT, CT2 types). Compared to the ‘Baekryeonsan SK View I’Park’ (completed in 2020) nearby, where the 84㎡ units were traded at a highest price of 960 million KRW this year, this is several tens of millions of KRW cheaper.
‘Saejeol Station Doosan We’ve Tragus’ is a non-regulated complex, attracting high interest from investors as well. Mr. Choi, 45, who visited from Mapo-gu, Seoul, said, “I came to look around and consult because I believe the future value will increase once the Seobu Line and Goyang Eunpyeong Line open.” He added, “With eased regulations, even one-home owners can apply for subscriptions, and since 60% of the units are allocated by lottery, the chances of winning are higher. Many people around me are also looking into this as an investment opportunity.”
This complex allows first-priority subscription for residents aged 19 or older living in the metropolitan area (Seoul, Gyeonggi, Incheon) who have been subscribed for at least 12 months and meet the deposit requirements by region and area, regardless of the number of homes owned or household head status. Sixty percent of the general sale units are supplied by lottery, giving applicants with low scores a chance to win. The resale restriction period for the sale rights is one year, and there is no obligation for actual residence.
The sales schedule starts with special supply on May 15, followed by first-priority subscription on the 16th and second-priority subscription on the 17th. The announcement of winners will be on the 23rd, and the official contract period will be from June 5 to 7 for three days.
A sales official stated, “Because it has excellence in various aspects such as location, price, and development prospects, many people are showing interest. In particular, we paid special attention to supplying products worthy of the Doosan We’ve brand and set reasonable prices to reduce the burden on customers, which has received high praise.”
‘Saejeol Station Doosan We’ve Tragus’ will be built with six buildings ranging from two basement floors to 18 floors above ground, totaling 424 households with exclusive areas ranging from 59 to 84㎡, of which 235 units will be sold to the general public. By exclusive area, there are 40 units of 59㎡, 15 units of 76㎡, and 180 units of 84㎡.
The model house of Saejeol Station Doosan We’ve Tragus will be open for general viewing until Sunday, the 14th.
