Hyundai Engineering's 'Hillstate Pyeongtaek Hwayang' Draws Attention with Massive Park Inside and Outside the Complex

Hyundai Engineering's 'Hillstate Pyeongtaek Hwayang' is reported to be progressing smoothly with its first-come, first-served building and unit designation contracts. In this first-come, first-served contract, anyone aged 19 or older can immediately select and contract their desired unit regardless of their residential area, home ownership status, or subscription savings account possession.


The reasons for the smooth sales of 'Hillstate Pyeongtaek Hwayang' include the presence of a massive park both inside and outside the complex, promising a pleasant living environment, and the recent perspective that Pyeongtaek Port might become the export gateway of the 'Semiconductor Triangle Belt,' which is raising its expected value. Additionally, continuous government deregulation measures have lowered entry barriers for multi-homeowners, and the resale restriction period for pre-sale rights has been significantly reduced to six months, further boosting its popularity.


'Hillstate Pyeongtaek Hwayang' is being built in the Hwayang district of Pyeongtaek City, Gyeonggi Province. It is the largest single BL (Block Lot) in the Hwayang district and the first 'Hillstate' brand apartment there. The complex consists of 14 buildings ranging from two basement floors to 31 floors above ground, totaling 1,571 households. The units are divided by exclusive area as follows: ▲72㎡ with 149 units ▲76㎡ with 76 units ▲84㎡A with 929 units ▲84㎡B with 315 units ▲84㎡C with 102 units. Move-in is scheduled for March 2026.


The contract terms are 10% down payment, 60% interim payment, and 30% balance payment. The down payment is set at a fixed amount of 10 million KRW (first installment), which is expected to reduce the initial financial burden for buyers, and especially, interest-free benefits are provided for interim payment loans.


'Hillstate Pyeongtaek Hwayang' boasts an outstanding eco-friendly location within the Hwayang district. More than 40% of the site area (about 9,000 pyeong) is allocated to landscaping, including a central park of approximately 1,700 pyeong with various tree species introduced, as well as an ecological pond and walking trails within the complex. Additionally, a neighborhood park of about 4,270 pyeong is planned to the east of the complex.


The large parks themselves provide residents with comfort. Residents can experience 'healing' by walking in nature without going far and enjoy seasonal changes and clean air throughout the year.


A sales official stated, "Currently, there is a sense of tension in Pyeongtaek City that the real estate market has hit the 'bottom' and is rebounding, so the sales atmosphere for 'Hillstate Pyeongtaek Hwayang' is also smooth. Since this apartment is located in the 'first spot' of the Hwayang district, which offers excellent proximity to major industrial complexes near Pyeongtaek Port, its popularity is expected to increase further."


He added, "In particular, 'Hillstate Pyeongtaek Hwayang' is notable for the massive parks located both inside and outside the complex. As urbanization accelerates, enjoying nature in the city is becoming increasingly difficult, so the value of an apartment that has both 'landscaping specialization' and 'park accessibility' keywords will rise even more."


The first-come, first-served building and unit designation contracts are available at the model house, and a promotional center is also in operation.


Meanwhile, Pyeongtaek City has been recorded as a 'less declining area' with good price defense rates due to abundant demand despite the nationwide real estate downturn.


Among the top five areas with less decline, Pyeongtaek City was one. It is interpreted that Pyeongtaek had a high defense rate due to many jobs and abundant population inflow factors, including the Godeok International New City, Samsung Electronics' advanced industrial complex, Pyeongtaek Port, and Asan National Industrial Complex.


Recently, an apartment in Pyeongtaek City that accepted subscription applications also succeeded in popularity. There were 4,034 applications for 89 general units excluding special supply, recording an average competition rate of 45.3 to 1 and a maximum of 55.5 to 1, successfully closing all types in the first priority. This broke the perception of "Who applies for subscriptions these days outside Seoul?"


Among these, the evaluation of the Seo Pyeongtaek Hwayang district is also rising. There is an opinion that Pyeongtaek Port might be designated as the export route of the southern Gyeonggi 'Semiconductor Triangle Belt,' naturally drawing attention to the Hwayang district, the largest hinterland of Pyeongtaek Port.


The Hwayang district is currently a massive planned city under development. With a site area of about 2.79 million square meters, comparable to Yeouido, it is the largest private-led urban development project in Korea and is planned to accommodate about 50,000 people. Located between Pyeongtaek Port and nearby industrial complexes and the planned KTX Anjung Station, it is expected to become a 'dual engine' of Pyeongtaek City's development along with Godeok International New City.


It is also considered a beneficiary complex of government deregulation measures. As of the 7th, the revised enforcement ordinance of the Housing Act has been fully implemented, significantly reducing the resale restriction period here from 'until ownership transfer registration' to '6 months from the resident selection date.' At the end of last year, the acquisition tax surcharge rate and capital gains tax rate system were also revised, lowering entry barriers for multi-homeowners.


The community facilities, spanning about 1,100 pyeong, suitable for a large complex, are also noteworthy. To accommodate various life cycles of residents, facilities for sports, hobbies, and children are all planned. Fitness centers, GX rooms, and golf practice ranges are established so residents can enjoy exercising indoors.


Additionally, spaces for hobbies such as music practice rooms and A·V (Audio·Video) rooms are created to help residents achieve work-life balance. Small libraries, reading rooms, study rooms, daycare centers, community care centers, and mom & kids cafes are also planned to meet the needs of resident parents.


The brand power of 'Hillstate' is also worth noting. Hillstate holds numerous awards, including Korea's No. 1 brand in the apartment sector of the Brand Star Awards (2022, Brandstock) and No. 1 apartment brand power for three consecutive years (2019?2021, Dr. Apartment).
