GS Geonseol Consortium Begins Full-Scale Sale of Gwangmyeong Xi The Sharp Forena

The GS Construction consortium (GS Construction, POSCO E&C, Hanwha Construction Division) announced on the 28th that it will open the model house for Gwangmyeong Xi The Sharp Forena, located in the Gwangmyeong-dong area of Gwangmyeong City, Gyeonggi Province, on the 29th and begin full-scale sales.

Gwangmyeong Xi The Sharp Forena, introduced through the Gwangmyeong 1R Redevelopment Promotion District housing redevelopment project, is a large apartment complex consisting of 28 buildings ranging from 3 basement floors to a maximum of 38 floors above ground, with a total of 3,585 households. Among these, 809 units with exclusive areas ranging from 39 to 112㎡ are available for general sale. The number of units available for general sale by exclusive area is composed of ▲39㎡ 303 units ▲49㎡A 1 unit ▲49㎡B 392 units ▲74㎡C 24 units ▲84㎡A 2 units ▲84㎡B 68 units ▲112㎡ 19 units.


The subscription schedule starts with special supply on the 4th of next month, followed by first-priority applications on the 8th and second-priority applications on the 9th. The announcement of successful applicants will be on the 16th, and the official contract period will be held for three days from the 27th to the 29th.


GS Construction stated that Gwangmyeong City, which is a non-regulated area, allows first-priority subscription for residents aged 19 or older living in the metropolitan area (Seoul, Gyeonggi, Incheon) who have been subscribed to a housing subscription savings account for more than 12 months and meet the deposit requirements by region and area, regardless of the number of houses owned or whether they are the head of the household. They also explained that due to the amendment of the Enforcement Decree of the Housing Act, the resale restriction period has been shortened from the existing 8 years to 1 year based on the winning date.


For types with an exclusive area of 85㎡ or less, 40% of the units are allocated by the point system and 60% by lottery, with unsuccessful applicants in the point system automatically transferred to the lottery pool. For types exceeding 85㎡, winners are selected 100% by lottery.


The average sale price per 3.3㎡ is 27 million KRW, and the sales conditions are a 10% down payment, 60% intermediate payment, and 30% balance payment. For the 39㎡ exclusive area units, interest-free loans for intermediate payments are provided. Additionally, balcony expansion in the basic form is offered free of charge for the 39㎡ and 49㎡ types.


Gwangmyeong Xi The Sharp Forena offers easy access to major metropolitan hubs and central business districts through a wide road network including Seobu Ganseon Road, Seohaean Expressway, Gangnam Circular Urban Expressway, and the 2nd Gyeongin Expressway. It is also close to subway Line 1 stations Gaebong and Guil, and Line 7 Gwangmyeong Sageori Station, accessible by walking or bus transfers.


Public and administrative facilities such as Gwangmyeong City Hall, Administrative Welfare Center, 119 Safety Center, and Gwangmyeong National Sports Center are nearby, along with various convenience facilities including Costco (Gocheok branch), Kim's Club (Guro branch), Gwangmyeong Traditional Market, Guro Seongsim Hospital, Cheolsan Rodeo Street, Gasan Digital Complex Outlet Town, and Gocheok Sky Dome. Residents can easily enjoy walking trails along Mokgamcheon and Anyangcheon streams and bicycle paths extending to the Han River, with many parks in the vicinity.


Educational facilities within walking distance include Gwangmyeongdong Elementary School, Gwangmyeongbuk Middle and High Schools, as well as Yeonseo Library and Gaebong Library. The Mokdong academy district is also conveniently accessible.


The complex will feature themed gardens blending green spaces and resting areas, children's playgrounds scattered throughout, and various community facilities befitting a large-scale complex, such as a fitness center, GX room, indoor golf practice range, sauna, and library.


A GS Construction sales official said, “Gwangmyeong Xi The Sharp Forena is receiving much attention as it is located closest to Seoul within the Gwangmyeong New Town area,” adding, “Since it is supplied in cooperation with major construction companies, we will devote great effort to ensuring high customer satisfaction in terms of product quality.”
