Growing Interest in ‘Dongtan New City Geumgang Penterium 6th Central Park’ Featuring Large and Medium-Sized Units for All Generations

The popularity of medium- to large-sized apartments is growing in the real estate market. The increase in time spent at home since COVID-19 has led to a preference for larger homes, resulting in stronger demand and price increases.


In particular, medium- to large-sized apartments in new towns around the Seoul metropolitan area have been experiencing rising sales prices despite the recent market conditions, drawing attention.


According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the ‘Dongtan Station Shibeom Hanwha Dream Green Prestige’ located in Dongtan 2 New Town, with an exclusive area of 113㎡, was traded for 1.43 billion KRW in February, showing a price increase of 130 million KRW compared to the previous transaction price of 1.3 billion KRW in November 2022. Additionally, in Gwanggyo New Town, the ‘Gwanggyo e-Pyeonhansesang’ with an exclusive area of 101㎡ changed hands for 1.32 billion KRW in February, rising more than 100 million KRW compared to the transaction price of 1.2 billion KRW in October of the previous year.


Interest in medium- to large-sized apartments is also increasing in the pre-sale market. Accordingly, construction companies are again increasing the supply of medium- to large-sized apartments.


According to data from Real Estate R114, the supply volume of medium- to large-sized apartments with exclusive areas over 85㎡ was recorded at 27,682 units last year, an increase of about 64.9% compared to the previous year’s supply volume of 16,785 units. This contrasts with the small-sized apartments under 60㎡, which saw a 30.1% decrease during the same period despite previously high interest.


The industry expects the popularity of medium- to large-sized apartments to continue. An industry insider said, “Through COVID-19, the role of the home has diversified and activities inside the home have become more varied, so demand for medium- to large-sized apartments continues to grow. Because of the increased demand, these apartments are also advantageous for future price protection, so we can expect an influx of buyers looking for a smart single property.”


Meanwhile, in Dongtan 2 New Town, the ‘Dongtan New Town Geumgang Pentarium 6th Central Park’ currently being sold by Geumgang Housing is attracting attention as it consists entirely of medium- to large-sized units.


‘Dongtan New Town Geumgang Pentarium 6th Central Park’ is a large complex located in the New Residential Culture Town, consisting of 14 buildings ranging from one basement floor to a maximum of 20 floors above ground, with a total of 1,103 households. All units are medium- to large-sized apartments with exclusive areas of 84㎡ and 100㎡. The number of units by type is ▲ 84㎡ with 718 households ▲ 100㎡ with 385 households.


‘Dongtan New Town Geumgang Pentarium 6th Central Park’ is subject to the price ceiling system, making it competitively priced. The complex is priced reasonably at an average of 14.5 million KRW per 3.3㎡, which is expected to be significantly more affordable by 30 million KRW to 80 million KRW compared to recently supplied products in the New Residential Culture Town, which averaged 16 million KRW per 3.3㎡ for units sized 84㎡ to 100㎡, demonstrating considerable competitiveness.


Furthermore, the complex is expected to directly benefit from the recent investment announcement by Samsung Electronics to create the world’s largest ‘Advanced System Semiconductor Cluster’ in the Yongin area. The New Residential Culture Town where the complex is located is adjacent to Namsa-eup, Cheoin-gu, Yongin City, drawing attention as a residential area supporting the cluster.


A sales official said, “The complex will enhance residential comfort by adopting a specialized design that allocates 50% of the entire site to landscaping space, including a park-style layout with various themed gardens and predominantly south-facing units. Additionally, large-scale community facilities and cutting-edge systems such as AI voice recognition smart home services will be introduced, so we ask for continued interest in the upcoming schedule.”


The future subscription schedule for Dongtan New Town Geumgang Pentarium 6th Central Park includes the announcement of winners on the 26th (Wednesday), followed by a five-day official contract period from May 8th (Monday) to May 12th (Friday).


The model house for Dongtan New Town Geumgang Pentarium 6th Central Park is currently open, and move-in is scheduled for February 2026.
