Recently, due to the worst yellow dust originating from China, fine dust warnings have continued day after day. Although the mandatory mask-wearing rule was lifted following the end of COVID-19 quarantine measures, citizens still appear unable to take off their masks.
As the fine dust problem repeats every year, ‘Gongse-gwon’ apartments are gaining popularity in the housing market. This is because the green spaces surrounding the complexes help purify the fine dust.
According to research by the Korea Forest Service’s National Institute of Forest Science, one tree absorbs 35.7g of fine dust annually, and a 1-hectare (10,000㎡) forest reduces fine dust concentration by an average of 25.6% and ultrafine dust concentration by an average of 40.9%.
Additionally, urban forests lower the average midday summer temperature by about 3 to 7℃ and increase average humidity by 9 to 23%, helping to alleviate the urban heat island effect. One tree has the effect equivalent to 10 air purifiers and 10 air conditioners.
Moreover, green spaces in the city provide nearby residents with relaxing areas for rest and walks, and tree branches and leaves act as sound barriers, reducing urban noise.
For these reasons, ‘Gongse-gwon’ apartments have achieved favorable results even in difficult market conditions. For example, in March, ‘Geomdan New Town Geumgang Pentarium 3rd Central Park’ in Incheon attracted attention for its location surrounded by green spaces on three sides of the complex and successfully closed all unit types with an average competition rate of 2.63 to 1.
An industry insider said, “As fine dust has become rampant regardless of the season, preference for Gongse-gwon complexes has increased. Since fine dust has become an unavoidable challenge, the popularity of Gongse-gwon complexes that offer a pleasant natural environment is expected to become even stronger.”
Meanwhile, Hyosung Heavy Industries is drawing attention from buyers with ‘Harrington Place Jinsa,’ located in Jinsari, Gondo-eup, Anseong-si, Gyeonggi-do, right in front of Pyeongtaek University, boasting a Gongse-gwon location.
A park of approximately 5,700㎡ is planned around the complex, and abundant green spaces such as Sosaji-gu Cultural Park and Historical Heritage Park are nearby. This allows convenient use of walking trails and exercise facilities within the park, enabling residents to lead a healthy and energetic life.
The nature-friendly design also stands out. The complex secures ample landscaping space and safe pedestrian paths. Various spaces are provided, from playgrounds like water play areas where children can safely run and play, to Harrington Garden and resident exercise facilities where adults can relax and enjoy physical activities.
Inside the units, energy-efficient LED lighting, eco-friendly ceramic tiles and furniture, and an air purification and kitchen-linked ventilation system have been installed to ensure residents enjoy a comfortable living environment.
‘Harrington Place Jinsa’ is a large-scale complex consisting of 12 buildings in 2 blocks, ranging from 2 basement floors to a maximum of 29 floors above ground, with exclusive areas of 74 to 100㎡, totaling 992 households (355 households in Block 1 and 637 households in Block 2).
The subscription schedule starts with special supply on May 2nd (Tuesday), followed by first priority subscription on the 3rd (Wednesday), and second priority subscription on the 4th (Thursday). The announcement dates for winners differ between Block 1 and Block 2, allowing for overlapping subscriptions. The Block 1 winner announcement is on the 11th (Thursday), with official contracts from the 22nd (Monday) to the 24th (Wednesday). The Block 2 winner announcement is on the 12th (Friday), with official contracts from the 23rd (Tuesday) to the 25th (Thursday).
To ease buyers’ financial burden, the complex offers a fixed contract deposit of 10 million KRW (payable in installments) and a full interest-free loan for 60% of the interim payment. A special event is also underway, providing free system air conditioners to customers who sign contracts during the official contract period.
Harrington Place Jinsa is currently operating a model house.
