Among most newly launched housing complexes, there is an increasing number of complexes promoting excellent educational environments. This is because the 30-40 age group with children forms the main axis of the real estate market, drawing attention to complexes with superior educational environments.
However, upon closer inspection, many cases simply package complexes that are close to schools rather than being in 'prestigious school districts.' According to Real Estate R114, as of March this year, the average sale price per 3.3㎡ in Daechi-dong was 74.43 million KRW, about 82% higher than the Seoul average sale price of 40.84 million KRW.
Prestigious school districts in the provinces are represented by Ok-dong in Ulsan and Dunsan-dong in Daejeon. In the case of Dunsan-dong, a famous academy district with star instructors is concentrated, ranging from large comprehensive academies to specialized single-subject academies. There are over 200 academies in the Dunsan-dong area, and the price is about 43% higher than the average sale price in Daejeon.
Ok-dong in Ulsan is similar. It has a prestigious school district represented by Okseo Elementary, Ok-dong Elementary, and Gyeokdong Elementary, and is known as Ulsan’s largest academy district with about 200 academies concentrated. Likewise, Ok-dong leads the local market, with prices as of March this year at 14.21 million KRW per 3.3㎡, significantly exceeding Ulsan’s overall average of 9.63 million KRW and Nam-gu’s 12.23 million KRW, where Ok-dong is located.
Amid this, it was reported that 'Ok-dong Gyeongnam Honorsville ubc,' supplied by SM Samhwan Enterprise Co., Ltd., which boasts an excellent school district in Ok-dong, has successfully completed its first phase of sales and has entered the second phase.

In fact, nearby Ok-dong Seogwang Village Apartments are in their 26th year since move-in, Ok-dong Lotte Inven Royal is in its 18th year, and Ok-dong Diachae is in its 15th year.
