Semiconductor-Benefiting Apartment Near Banse Station... Daejeon 'Forena Daejeon Wolpyeong Park'

The real estate market in regions such as Yongin-si, Gyeonggi-do, and Daejeon-si, where semiconductor-centered national industrial complexes are planned to be developed, is beginning to stir. Recently, a new term, ‘Banse-gwon,’ has even emerged, referring to locations that benefit from their proximity to semiconductor national complexes.


The reason why buyers are focusing on ‘Banse-gwon’ is clear. When semiconductor national complexes are established, a large influx of related workers will increase housing demand, and positive factors such as revitalization of local commercial districts and expansion of living infrastructure are expected to continue, all of which positively influence housing prices.


Therefore, even amid the current real estate market situation, which is caught between recovery and stagnation, real estate in the ‘Banse-gwon’ areas is showing a clear upward trend, with unsold units quickly being absorbed and housing prices rising, proving the optimistic sentiment of buyers.


In fact, after the government announced last month that the area around Gyochon-dong, Yuseong-gu, Daejeon-si, would be developed into a nano and semiconductor national industrial complex, the ‘Forena Daejeon Hakha’ complex, considered a beneficiary, quickly sold out all its unsold units.


The price increase of complexes benefiting from the semiconductor national complex is also notable. The ‘Munji Hyosung Harrington Place’ in Munji-dong, Yuseong-gu, Daejeon, with a floor area of 84㎡, was traded on March 19 for 610 million KRW (5th floor) after the announcement of the candidate site for the complex. Compared to the transaction on February 4 (560 million KRW, 18th floor), this represents a 50 million KRW increase in about a month.


House prices are also rising in the nearby Seo-gu. The ‘Hyundai I-Park’ in Doan-dong, Seo-gu, with a floor area of 84㎡, was traded for 500 million KRW (13th floor) on January 30 and for 550 million KRW (8th floor) on March 29, showing a price increase of 50 million KRW in about two months.


An industry insider said, “Since the semiconductor national complex is a rare large-scale positive factor, expectations for real estate price increases are high, and many buyers are eager not to miss the opportunity. Therefore, inquiries from buyers are flooding into complexes currently being sold in Yuseong-gu and Seo-gu, Daejeon.”

The representative ‘Banse-gwon’ complex, ‘Forena Daejeon Wolpyeong Park,’ is also attracting buyers’ attention, with remaining units being quickly sold. The complex is located about 4.5 km in a straight line from the Daejeon Nano and Semiconductor National Industrial Complex, qualifying as ‘Banse-gwon’ and expected to greatly benefit. In particular, approximately 350,000 workers are expected to be attracted when the national complex is established, making ‘Forena Daejeon Wolpyeong Park’ a prime residential area enjoying the proximity premium to the national complex.


The series of large-scale positive factors accompanying the ‘Banse-gwon’ benefits also increases the popularity of ‘Forena Daejeon Wolpyeong Park.’ The complex is located near the urban high-tech industrial complex site within the Daejeon-type industrial cluster ‘D-Valley,’ which is being developed alongside the national complex, thus securing a rich base of demand. Moreover, when the multiple tram Line 2 and the Chungcheong Regional Metropolitan Railway intersect at the nearby Doma and Boksu stations, transportation conditions will greatly improve. Additionally, the Doma and Byeondong redevelopment promotion districts, with a total scale of about 22,000 households, are being developed nearby, transforming the area into a new residential town in Daejeon.


The pleasant residential environment also attracts buyers’ attention. The complex is located within ‘Wolpyeong Neighborhood Park,’ which is about 17 times the size of Yeouido Park (approximately 4 million square meters), allowing residents to enjoy nature and a healing lifestyle that is hard to experience in the city. The park will feature various themed green facilities such as a comfortable forest, healthy forest, healing forest, and forest path rest areas, enabling residents to enjoy comfortable rest and leisure in their daily lives.


The distinguished design and differentiated specialized layout unique to ‘Forena’ also stand out. ‘Forena Daejeon Wolpyeong Park’ will apply the luxurious Forena exterior design to the main gate, enhancing the complex’s prestige. The complex is arranged mainly facing south for optimal sunlight, harmoniously combining slab-type and tower-type buildings. The community center will include sports facilities such as a golf practice range, fitness center, and GX room, as well as cultural and educational facilities including two public daycare centers, a reading room, and a book house, improving convenience for residents.


According to a sales official, “With the establishment of the semiconductor national industrial complex and several nearby development benefits planned, investor interest in ‘Forena Daejeon Wolpyeong Park’ continues unabated, expecting premium benefits.”


The complex is being developed in Jeongnim-dong and Doma-dong, Seo-gu, Daejeon Metropolitan City, consisting of 1,349 households in total (Phase 1 - 659 households, Phase 2 - 690 households) with buildings ranging from three basement floors to a maximum of 28 floors above ground. It offers a single floor area of 84㎡ with various types from A to L.


Forena Daejeon Wolpyeong Park is currently accepting contracts on a first-come, first-served basis. Anyone aged 19 or older can contract without a subscription savings account regardless of their residential area, and they can select their preferred unit from the remaining unsold units. Immediate resale is possible after contracting, and the first deposit is a fixed amount of 10 million KRW, reducing the initial financial burden for buyers.
