[2023 Housing Culture] Abundant Infrastructure Including Hagwon District and Department Stores... 10% Discount on Sale Price

DL E&C

Pyeongchon Centum First, sold by DL E&C, is being developed through the redevelopment of Deokhyeon District into a complex consisting of 23 buildings ranging from 3 basement floors to 38 above-ground floors, with a total of 2,886 households and exclusive areas ranging from 36 to 99㎡.

[2023 Housing Culture] Abundant Infrastructure Including Hagwon District and Department Stores... 10% Discount on Sale Price

This complex offers easy access to Pyeongchon infrastructure, including the Pyeongchon academy district, Lotte Department Store, and Anyang City Hall. It is also well-located near the station area, with the planned opening of Hogyesageori Station (tentative name) on the Dongtan-Indeogwon Line scheduled for 2027.

Excellent product design is another factor that enhances the value of this complex. It offers a wide range of unit sizes from small to medium, broadening the choices for buyers, and secures an outstanding parking space ratio of 1.45 cars per household. The on-site gymnasium is a rare facility in Korea, equipped with LED floor lines that can be set according to the sport, allowing flexible use as a basketball court, badminton court, tennis court, and more.

The exterior design and landscaping facilities suitable for a large complex are also noteworthy. To express the prestige of the complex, a curtain wall look design was applied to some buildings, and high-end stone finishes were used in the common areas on the first floor above ground. Glass railing windows were installed instead of steel window frames, adding a sophisticated feel and modern architectural beauty.

Pyeongchon Centum First is a post-sale complex scheduled for move-in in November, and with the reduced sale price, units up to the 72㎡ type (excluding some floors) are eligible for special benefits under the Special Home Loan Program.

The sale price of Pyeongchon Centum First is set at an average of 28.9 million KRW per 3.3㎡ after a 10% discount. The discounted price for the 59㎡ units is around 710 million KRW on average. Considering that the price of apartments of the same size in the nearby area, which have been occupied for three years, reached up to 685 million KRW and the current asking prices range from 670 million to 750 million KRW, this is regarded as a reasonable level.
