Hoban Construction Group's 'Hoban Summit East Park' Gains Attention as Price Ceiling Apartment Amid Soaring Sale Prices

Apartment prices in Gyeonggi-do are rising rapidly, drawing attention to price ceiling system complexes that have completed sales approval.


According to data from Real Estate R114, apartment prices in Gyeonggi-do increased by 12% in the past year alone. After showing a slight decline with +1.7%, -1.1%, and -3% over three years since 2019, prices have shifted to a sharp upward trend for the first time in four years. In the first quarter of this year, Gyeonggi-do apartment prices have risen 18% compared to last year, showing an even steeper upward curve.


Industry experts analyze that the upward trend in apartment prices will continue for the time being. This is due to unprecedented surges in raw material costs such as cement and rebar over the past 1-2 years, as well as intensified inflation across society including labor costs.


The government has also recently raised the basic construction cost by 2.05% in consideration of this situation. This increase in the construction cost ceiling reflects rising prices of various materials, marking the fourth increase within six months following three increases announced last year alone. Since the basic construction cost is used to calculate prices for complexes under the price ceiling system, it is expected that prices of future complexes under this system may rise significantly.


Meanwhile, Hoban Group’s construction affiliate, Hoban Industry, is currently selling 'Hoban Summit East Park' in Unjeong 3 District, Paju-si, Gyeonggi-do.


Hoban Summit East Park offers convenient transportation with access to Geumneung Station and Unjeong Station on the Gyeongui-Jungang Line, and Geumchon IC on the Seoul-Munsan Expressway, enabling quick travel to central Seoul. Various transportation benefits include the GTX-A Line Unjeong Station, the 2nd Metropolitan Area Circular Expressway, and the Ganghwa-Ganseong Expressway.


Regarding the educational environment, there is a school site within walking distance for safe commuting, and easy access to central academy districts. Residents can enjoy exercise and leisure time at Gongneungcheon Stream and Unjeong Sports Park, and several neighborhood parks are planned nearby, promising a more pleasant living environment. In addition to the infrastructure of Unjeong 3 District such as commercial sites, E-Mart, and the planned Hanaro Mart, residents can also utilize the abundant infrastructure formed in Unjeong 1 and 2 Districts, including Unjeong Sports Center and the planned Starfield Village. It is gaining attention as a residential area backing the developing Unjeong Techno Valley and Paju Medical Cluster.


Hoban Summit East Park is designed with all units featuring a 4-bay slab-type layout, and the complex is arranged mainly facing south to enhance lighting and ventilation. Each unit offers flexible walls allowing residents to customize floor plans according to their lifestyle (some paid options). Kitchen furniture is arranged considering the housewife’s workflow, and various storage spaces such as alpha rooms and dressing rooms are provided. Additionally, specialized designs like wide kitchens increase space utilization.


The community facilities within the complex are equipped to match the scale of a large complex, including a fitness center, GX room, golf practice range, kids caf?, study room, small library, and daycare center. A sunken garden is designed at the center of the community facilities, along with various landscaping features.


Hoban Summit East Park consists of 14 buildings ranging from 14 to 25 floors above ground and 2 basement levels, with a total of 1,110 units of 59㎡ and 84㎡ exclusive areas. The unit distribution by type is △59㎡A with 396 units, △84㎡A with 599 units, and △84㎡B with 115 units, composed of small to medium-sized floor plans preferred by actual buyers. The expected move-in date is June 2025.
