With 42 Trillion Won Flowing into Southern Seoul Metropolitan Area, 'ePyeonhansesang Dongtan Park Honors' Draws Attention in Dongtan 2 New Town Where Demand Concentrates

With astronomical investment pouring into the southern metropolitan area, demanders' interest is focusing intensely.


On the 15th, Samsung Electronics announced that it will invest 300 trillion KRW to establish a 7.1 million㎡ advanced system semiconductor cluster in Namsa-eup, Yongin-si, Gyeonggi-do by 2042. Samsung Electronics plans to build five advanced semiconductor production lines here, and the government aims to attract up to 150 companies including domestic and international materials, parts, and equipment (SoBuJang) firms and fabless (semiconductor design specialized companies).


Earlier, SK Hynix announced plans to build a semiconductor cluster on a 4.48 million㎡ (1.35 million pyeong) site in Wonsam-myeon, Yongin-si, Gyeonggi-do. SK Hynix and about 50 domestic and international semiconductor-related partners are expected to move in, with investments exceeding 120 trillion KRW over 10 years.


With government support, Samsung Electronics and SK Hynix are pouring a total of 420 trillion KRW into Yongin-si. In particular, Samsung Electronics has already established or is establishing semiconductor manufacturing lines and research centers in Giheung-gu and Hwaseong-si, making the investment in the southern Gyeonggi area truly astronomical.


Given this situation, the local real estate market is also showing signs of excitement. Especially since it will take considerable time to complete the semiconductor cluster, the dominant opinion is that the area to benefit practically will be Dongtan 2 New Town.


A real estate expert said, “Although media attention is focused on Yongin due to the 420 trillion KRW investment, significant time is expected for infrastructure development, so the adjacent Dongtan 2 New Town is expected to gain secondary benefits.”


One reason Dongtan 2 New Town is attracting attention is that the area around the Yongin semiconductor cluster has been designated as a land transaction permission zone. Being designated as such requires actual residence, making gap investment with leasehold impossible.


On the other hand, Dongtan 2 New Town, adjacent to the Yongin semiconductor cluster, has become more accessible to investors due to deregulation. In fact, resale restrictions, which had been a barrier for investors, have been significantly reduced, and the obligation for actual residence is also planned to be abolished, allowing various ways to exercise property rights.


For these reasons, Hwaseong-si has recently been identified as the area with the most gap investments over the past three months. According to Asil, a real estate big data company, 77 gap investments were made in Hwaseong-si, Gyeonggi-do over the last three months, the highest number among metropolitan area cities and counties during the same period.


With demanders’ interest concentrated on Dongtan 2 New Town, ‘e-Pyeonhansesang Dongtan Park Honors’ supplied by DL E&C is emerging as a beneficiary complex. It is geographically adjacent to Namsa-eup, Yongin-si, where the world’s largest ‘semiconductor mega cluster’ will be established, and resale will be possible simultaneously with move-in (scheduled for December 2024).


‘e-Pyeonhansesang Dongtan Park Honors,’ located in Shindong, Dongtan 2 Land Development District, Hwaseong-si, Gyeonggi-do, is built with 13 buildings from basement level 2 to ground level 12, totaling 800 households. Among them, 7 buildings with 437 households are being prioritized for first-phase sale.


‘e-Pyeonhansesang Dongtan Park Honors’ also has price competitiveness due to the application of the price ceiling system.


The average sale price per 3.3㎡ for the first phase of ‘e-Pyeonhansesang Dongtan Park Honors’ is 15.27 million KRW, about 1.35 million KRW lower than the private apartment sale price (16.62 million KRW per 3.3㎡) in the ‘five major provincial metropolitan cities and Sejong Special Self-Governing City’ disclosed by the Housing and Urban Guarantee Corporation (HUG). Balcony extension fees are also reasonably set at 2.9 to 4.79 million KRW per household, compared to other complexes (up to 11.8 million KRW), so the total amount for the exclusive 99㎡ type does not exceed 600 million KRW even with balcony extension fees applied.


Despite the reasonable sale price, the product quality is configured at the highest level in the region. The complex will feature ‘C2 House’ and ‘Smart Clean & Care Solution,’ which have never been introduced in the area before, promising upgraded residential comfort and brand premium.


A high-quality community that adds pride to convenient daily life will also be established. On the top floor, a sky lounge offering views of the city and nature will be arranged. Premium community facilities for residents will include a family cinema for private cultural enjoyment, an indoor kids’ gym for various exercises regardless of season, a terrace-type guest house, and a fitness center with a dry sauna.


‘e-Pyeonhansesang Dongtan Park Honors,’ attracting attention due to the semiconductor mecca cluster development, will hold official contracts for four days from Monday, April 3 to Thursday, April 6.
