- Suji-gu, Yongin-si, Gyeonggi, No Sale Plans This Year... Price Gap Over 200 Million KRW Between New and Old Buildings
- ‘ePyeonhansesang Jukjeon Premier Foret,’ a Rare New Apartment, Continues to Receive Contract Inquiries
With the recent deregulation and the reopening of the housing market, it has been revealed that there will be zero new housing supply in Suji-gu, Yongin City this year. This marks four consecutive months without new housing supply since 430 units were sold in November last year.
According to data from Real Estate R114, there are no planned housing sales in Yongin City this year except for one complex in Giheung-gu with 999 units. In particular, Suji-gu accounted for only about 3.07% of the total 17,068 units sold in Yongin City over the past three years (2020-2022), with 524 units sold during that period.
On the other hand, a total of 19,118 units are scheduled to be sold in Gyeonggi Province in March and April this year. This volume is not significantly different from the 18,308 units sold during the same period last year. Although sales were significantly sluggish in January (3,806 units) and February (4,293 units) compared to the previous year, the market is showing signs of vitality as many regulations such as resale restrictions and mandatory residence requirements have been eased.
Considering the surge in housing supply in the Gyeonggi area, there are concerns about a shortage of apartment supply in Suji-gu, Yongin City, where no new housing sales are planned.
In this situation, transactions are actively taking place mainly in newly built complexes in Suji-gu. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the relatively new complex ‘e-Pyeonhansesang Suji’ (moved in August 2017) recorded a total of 41 sales transactions last year (January to December), whereas ‘Jinsan Village Seongwon Sangteville’ (moved in December 1997), located within a 400-meter radius, had only 18 transactions during the same period.
Amid this, the newly launched complex ‘e-Pyeonhansesang Jukjeon Premier Foret’ in Suji-gu is attracting attention. Most apartments near the complex, such as ‘Jukjeon GS Xi’ (moved in November 1998), ‘Jukjeon Dongbu Centreville’ (moved in December 1998), and ‘Jukjeon Hyundai 1st’ (moved in April 1999), are over 20 years old, creating a strong demand for new apartments.
As a newly built apartment complex entering the market after a long time, e-Pyeonhansesang Jukjeon Premier Foret offers differentiated features rarely seen in older complexes. All units are primarily oriented southward, optimized for sunlight and ventilation, and incorporate the ‘C2 HOUSE’ design, a lifestyle-customized residential platform by e-Pyeonhansesang. The 84㎡ A-type units feature a 4Bay slab-type layout advantageous for ventilation and airflow, while the 84㎡ B-type units separate the couple’s space from the children’s space to ensure privacy for each area, and include an open living room and open kitchen.
Another advantage is that these features are available at a reasonable price. The sale price for units with a 84㎡ exclusive area is set between the high 500 million KRW to mid-600 million KRW range. According to KB Real Estate market data, the sale price of an 84㎡ unit in the nearby ‘Saeteo Village Jukjeon Hillstate’ (moved in June 2004) was 705 million KRW (as of February), meaning residents can live in a new apartment at a more reasonable price than a 20-year-old apartment.
Additionally, up to 60% of the intermediate payment loan is available, with additional guarantees allowing up to two loans per household. The property acquisition tax and capital gains tax surcharges are exempted, reducing the tax burden. Notably, due to the government’s 1·3 real estate measures, resale of pre-sale rights will be allowed from June this year, and there is no mandatory residence requirement.
Meanwhile, e-Pyeonhansesang Jukjeon Premier Foret, supplied by DL Construction and Daelim Co., Ltd., will be developed with six apartment buildings ranging from three basement floors to a maximum of 20 floors above ground, totaling 430 units of 84㎡ exclusive area. As a private park special project, the complex will be surrounded by eco-friendly parks and auxiliary facilities.
e-Pyeonhansesang Jukjeon Premier Foret is currently operating a housing exhibition center, with move-in scheduled for December 2024.
