Sales are continuing in areas with stations on the 수도권광역급행철도 (GTX)-A line. Despite the real estate market downturn, areas around GTX-A line stations remain popular, and demand is expected to continue. In fact, demand around the GTX-A line has surged, leading to a rebound in sale prices.
According to the Ministry of Land, Infrastructure and Transport's actual transaction prices on the 18th, the Dongtan Station area of GTX-A, scheduled to open in the first half of next year, saw a unit at Dongtan Station Sibeom Unam Firstville with an exclusive area of 84㎡ traded for 1.05 billion KRW in February, rising 80 million KRW compared to the previous month's transaction price of 920 million KRW.
Near the planned GTX-A Unjeong Station, scheduled to open in the second half of the year, Unjeong New Town I-Park recorded a transaction of an 84㎡ unit for 680 million KRW in the same month, up 60 million KRW from the previous month's price of 620 million KRW.
A real estate industry official said, "The expansion of transportation networks greatly improves the location conditions of the area and surrounding apartment complexes, positively affecting the local economy and residential life through commercial districts and infrastructure. Therefore, demand is expected to continue."
New sales announcements centered around GTX-A stations are also coming one after another. According to real estate market analysis firm Real Estate Info, sales projects are scheduled this month and next in Dongtan 2 New Town, Paju Unjeong New Town, and Yongin, where the GTX-A line is planned.
First, this month, Unjeong Xi Signature will be sold near the GTX-A Unjeong Station (tentative name) in Paju Unjeong New Town. It consists of a total of 988 units with exclusive areas ranging from 74 to 134㎡.
In April, Dongtan New Town Geumgang Pentarium 6th Central Park will be launched in Dongtan 2 New Town, through which the GTX-A line passes. It offers a total of 1,103 units, including 718 units of 84㎡ and 385 units of 100㎡. In the same month, e-Pyeonhansesang Yongin Station Platform City, with 999 units, is scheduled for sale near the planned GTX-A Yongin Station.
Additionally, near Pyeongtaek Jije Station, where KTX trains from Suwon are scheduled to stop, 1,152 units of Jije Station Semiconductor Valley Jeil Punggyeongchae will be launched for sale in April.
Meanwhile, the Ministry of Land, Infrastructure and Transport announced in its January report on metropolitan transportation network expansion plans that it will promote the early opening of the GTX-A line. The GTX-A will undergo test operations in the second half of this year, with the Suseo Station to Dongtan Station section opening in the first half of next year, followed by the Paju Unjeong to Seoul Station section in the second half. The entire GTX-A line is planned to be fully opened by the second half of 2025.
