Pyeongtaek Godeok International New City is rapidly developing into a representative residential town of Pyeongtaek with abundant infrastructure and job opportunities, drawing attention to the newly launched complexes in Godeok International New City.
Godeok International New City is a planned new city covering approximately 13.41 million square meters in the areas of Seojeong-dong, Jangdang-dong, and Godeok-dong in Pyeongtaek City, designed to accommodate a population of about 146,000 and 60,000 households. Godeok New City is highly valued for its future potential, being adjacent to Samsung Electronics Pyeongtaek Campus, a vital economic hub for the region, as well as Seojeong-ri Station.
In fact, Godeok New City holds significant influence in the Pyeongtaek real estate market. According to Real Estate 114 REPS, 9 out of the top 10 apartment complexes with the highest subscription competition rates in Pyeongtaek’s history were apartments launched in Godeok New City, demonstrating a strong demand base.
Especially, despite the recent adjustment period in the real estate market where Pyeongtaek’s new apartment complexes showed somewhat sluggish subscription competition rates, ‘Godeok Dietre Rivi?re,’ launched in Godeok New City in November last year, recorded an average competition rate of 33.7 to 1 in the first subscription round, showcasing its solid competitiveness.
Godeok New City also holds an advantage in housing prices. According to KB Real Estate market prices, the sales price in the Godeok-dong area, where Godeok New City is located, is about 680 million KRW. This is the highest level within Pyeongtaek, surpassing areas such as Dongsak-dong (about 450 million KRW), Pyeongtaek-dong (about 520 million KRW), and Yong-i-dong (about 430 million KRW).
Although Godeok New City shows a comparative advantage in the Pyeongtaek real estate market, demand from buyers remains strong. This is because there is a continuous need for branded complexes due to a shortage of large-scale brand apartments with high preference among the apartments previously launched in Godeok New City.
A recently attracting complex is ‘Godeok Xi Centro,’ located in Block A-5 of Pyeongtaek Godeok New City. Godeok Xi Centro is part of the ‘Xi’ brand, which boasts the number one ranking in various apartment brand evaluations, and it is the second Xi apartment launched in Godeok New City following ‘Godeok International New City Nature & Xi’ (occupied since 2019).
Godeok Xi Centro is a public-private partnership public sale apartment developed by Pyeongtaek Urban Corporation and constructed by a GS Construction consortium. The public-private partnership public sale combines the stability of public projects with the technical expertise of private construction brands, offering excellent specialized designs and diverse community facilities.
Reflecting the residential trends befitting the ‘Xi’ brand, Godeok Xi Centro is designed with a south-facing layout to maximize views, natural light, and ventilation. The living infrastructure is also excellent. Various commercial districts (planned) are located nearby to enhance convenience, and Homeplus, Lotte Cinema, and CGV are also situated in the vicinity. Additionally, the Pyeongtaek Godeok International School (tentative name), an integrated elementary, middle, and high school with a capacity of 2,000 students, is planned to open in 2026 on the ‘Edu Town’ site, a specialized education zone within Godeok New City, which is highly regarded for its educational environment.
The location also offers commuting convenience. Covering a total area of 2.89 million square meters, it is close to Samsung Electronics Pyeongtaek Campus, the world’s largest semiconductor production base. Furthermore, Seojeong-ri Station on Line 1 and the planned Seojeong-ri Station station area complex development are nearby, and Pyeongtaek Jije Station SRT is also close, facilitating easy access to the metropolitan area and nationwide travel. Additionally, Pyeongtaek Godeok IC and Songtan IC, which connect to the Pyeongtaek-Jecheon Expressway, are accessible.
Meanwhile, ‘Godeok Xi Centro’ consists of 7 buildings ranging from 2 basement floors to 25 floors, with a total of 569 households, all in a single exclusive area of 84㎡.
As a public sale apartment, 85% of the total units are supplied through special supply, and a reasonable sale price is set under the price ceiling system. Notably, 30% of the supply is preferentially allocated to residents who have lived in Pyeongtaek City for more than one year as of the initial resident recruitment announcement date, and 20% is preferentially allocated to those who have lived in Gyeonggi Province for more than six months. The remaining 50% will be allocated to residents nationwide.
