LH to Recruit Tenants for 74,000 Sale and Rental Units This Year

[Asia Economy Reporter Cha Wanyong] LH announced on the 5th that it will conduct tenant recruitment for 74,576 housing units for sale and rent nationwide this year.

For sale housing includes 6,353 units in 14 complexes of the ‘New:Home’ general type and newlywed hope towns, while rental housing plans include 11,683 units of construction rental, 26,380 units of purchased rental, and 30,160 units of jeonse rental.

First, for sale housing will announce tenant recruitment for 1,892 units in the first half of the year, including Wirye, and 4,461 units in the second half, including Incheon Gyeyang. Among these, 3,165 units will be supplied as the New:Home general type.

The New:Home general type is a housing applying the price ceiling system within public land with excellent transportation and convenience facilities. The general supply portion favorable to middle-aged people without housing, such as the 4050 generation, has been expanded from the existing 15% to 30%, and to increase the chances for youth, 20% of the general supply portion is supplied by lottery.

By region, 2,397 units will be supplied in the metropolitan area where housing demand is high, and 768 units in provincial areas. Specifically, ▲Incheon Gyeyang 747 units ▲Paju Unjeong 3 642 units ▲Hwaseong Taean 3 688 units ▲Seongnam Sinchon 320 units ▲Busan Munhyeon 2 768 units, etc.

Newlywed hope towns are housing supplied for (prospective) newlyweds, single-parent families, etc., with various childcare facilities such as daycare centers and communal childcare sharing centers provided within the complexes. This year, 3,188 units will be supplied nationwide.

Specifically, ▲Seoul Daebang 122 units ▲Wirye 440 units ▲Goyang Janghang 371 units ▲Seoul Gongneung 154 units ▲Incheon Gyeyang 359 units ▲Incheon Gajeong 2 534 units ▲Suwon Dangsu 484 units ▲Uiwang Cheonggye 2 320 units ▲Namwonju Station Area 404 units, etc.

For rental housing aimed at stabilizing housing for low-income households without homes, 67,000 units will be supplied at 30-80% of surrounding rental prices. In particular, reflecting public preferences such as the increase in single-person households including the elderly and the rising demand for proximity to workplaces, customized rental housing supply will be expanded, including job-linked housing (620 units) and welfare housing for the elderly (307 units).

A total of 11,000 construction rental housing units will be supplied, including ▲1,000 permanent rental units ▲2,000 national rental units ▲7,000 happy housing units ▲1,000 public rental units.

A total of 26,000 purchased rental housing units are planned to be supplied. The supply for residents of abnormal dwellings such as small rooms, goshiwon, and basement floors will be expanded from 7,000 units last year to 10,000 units, focusing on eliminating blind spots in housing welfare.

Additionally, a total of 30,000 jeonse rental housing units will be supplied. Since January, applications have been accepted on an ongoing basis for youth (priority 1) and newlywed couples, and general applicants can apply through local governments after June.

Meanwhile, LH plans to supply a total of 316,000 units (63%) over the next five years through public land and redevelopment projects to achieve the government's goal of 500,000 public sale units, including 143,000 sharing type units, 56,000 selective type units, and 117,000 general type units.

In addition, LH plans to contribute to stabilizing the real estate market and strengthen support for national housing stability by improving rental housing quality and providing customized housing supply and services for demanders.

An LH official said, “We will carefully manage preceding schedules such as housing construction so that citizens can apply for subscription in a timely manner, and do our best to supply high-quality public housing by improving finishing materials.”
