Seoul's First Sale After Deregulation 'Yeongdeungpo Xi Dignity' Subscription Starts on the 6th

The Yeongdeungpo Xi Dignity apartment in Yangpyeong-dong, Yeongdeungpo-gu, which is attracting attention as the first sale in Seoul after the government's real estate regulation easing, will begin subscription from the 6th.

GS Construction announced on the 3rd that subscription for Yeongdeungpo Xi Dignity apartments will be accepted through the Korea Real Estate Board's subscription website, starting with special supply on the 6th of this month, followed by first-priority subscription on the 7th and second-priority subscription on the 8th.


Yeongdeungpo Xi Dignity, located on the site of Yangpyeong 12 District in Yangpyeong-dong, consists of 4 buildings ranging from 2 basement floors to a maximum of 35 floors above ground, totaling 707 households, of which 185 households with exclusive areas of 59 to 84㎡ are for general sale. The number of general sale units by exclusive area is ▲59㎡A 34 units ▲59㎡B 40 units ▲59㎡C 9 units ▲84㎡A 32 units ▲84㎡B 35 units ▲84㎡C 35 units.


Special supply is a system that allows priority allocation of apartments to groups requiring policy consideration such as first-time homebuyers, newlyweds, and multi-child families to stabilize their housing. This apartment offers a total of 87 units, including 38 units of 59㎡ and 49 units of 84㎡. Notably, this is the first time in 1 year and 2 months that 84㎡ units are offered as special supply in Seoul.


The first-priority subscription, which was previously divided into local and other areas over two days, will be integrated and accepted on the 7th in one day. Subscription eligibility requires a subscription savings account membership period of at least 12 months, meeting the deposit requirements by region and area, and being a resident aged 19 or older in the metropolitan area (Seoul, Gyeonggi, Incheon). First-priority subscription is possible regardless of the number of owned houses or household head status.


The first-priority subscription also includes a lottery system quota. Following the 1st and 3rd measures, Yeongdeungpo-gu was removed from the regulated areas, so for small and medium-sized apartments under 85㎡, 40% are allocated by point system and 60% by lottery system. This is the first time in 5 years and 6 months since the announcement of the August 2, 2017 measures that small and medium-sized apartments in Seoul are selecting residents through a lottery system. Since the lottery system selects residents regardless of points, applicants with low points can also win.


The sale price averages 34.11 million KRW per 3.3㎡. The down payment is 10% of the sale price. Upon signing the contract, the first installment of 20 million KRW (fixed amount) must be paid, and the remaining amount must be paid within 30 days. Additionally, a deferred interest payment system applies to 60% of the intermediate payment. Move-in is scheduled for March 2026.


The announcement of winners will be on March 14, and the official contract signing will take place over three days from March 28 to 30.
