Starting this month, complexes with pre-sold units are expected to benefit as the obligation for one-homeowners who win a subscription to dispose of their existing home has been abolished.
The Ministry of Land, Infrastructure and Transport has abolished the obligation for one-homeowners who win a subscription to dispose of their existing home. Previously, one-homeowners who won a subscription had to sell their existing home within two years from the move-in date of the newly won home. The Ministry also announced that this change will be applied retroactively to one-homeowners who won under the previous disposal condition.
In addition, the requirements for non-priority subscriptions have been significantly relaxed, allowing anyone to apply for non-priority subscriptions regardless of region or number of homes owned. With multi-homeowners nationwide now able to apply for non-priority subscriptions in metropolitan area complexes, unsold apartments in provincial areas are expected to benefit.
Apartments in locations with high preference, such as those near subway stations, are considered beneficiary complexes.
As a result, ‘Yubora Cheonan Dujeong Station’, supplied by Bando Construction in the Dujeong Station area of Cheonan, where the price ceiling system is applied resulting in affordable prices, has recently seen an increase in inquiries leading to actual contracts.
‘Yubora Cheonan Dujeong Station’, supplied by Bando Construction in Dujeong-dong, Seobuk-gu, Cheonan-si, Chungnam, is currently conducting first-come, first-served unit number designation contracts. The complex consists of 8 buildings from basement level 2 to ground level 29, with a total of 556 households, all designed as a single exclusive area of 84㎡ preferred by buyers.
‘Yubora Cheonan Dujeong Station’ enjoys the premium of being located near Dujeong Station on Subway Line 1. Notably, the northern exit (Exit 2) of Dujeong Station is scheduled to open in March 2023, and once connected by a pedestrian overpass, the walking distance from the complex, which previously took about 13 minutes, is expected to be reduced to about 5 minutes. Furthermore, KTX/SRT Cheonan-Asan Station is about a 15-minute drive away, allowing travel to Suseo Station in about 28 minutes and Seoul Station in about 35 minutes.
The educational environment is also excellent. Prestigious school districts include public Dosol Kindergarten in Cheonan, Dujeong Elementary School, Dujeong Middle School, and Bukil High School and Bukil Girls' High School, the only autonomous private high schools in Cheonan. Additionally, the complex is surrounded by abundant lifestyle convenience facilities such as Walmart, Megabox, Lotte Mart, Shinsegae Department Store, E-Mart, and the original downtown commercial district, with green spaces like Seongseong Lake Park and Dujeong Park nearby, providing a pleasant residential environment. Moreover, various industrial complexes such as Samsung SDI, Cheonan 2nd and 3rd General Industrial Complexes, Cheonan Distribution Complex, and Baekseok Agricultural Industrial Complex are close by, offering excellent proximity to workplaces.
The product quality is also outstanding. All households are composed of a single exclusive area of 84㎡, highly preferred by buyers, with 100% south-facing units and a 4-bay slab-type layout design that ensures excellent lighting and ventilation. Additionally, an advanced IoT system is provided, allowing smart control of in-unit appliances, lighting, and heating with a single voice command. Differentiation is achieved with a rare alpha room design in Cheonan, and contract holders can choose between a dressing room and a kitchen pantry according to their preference.
Furthermore, with a 100% underground parking design, the complex is like a park without cars on the ground, offering landscaping facilities close to nature and playgrounds and rest areas throughout the complex, providing a healing life in the city. Community facilities will include a learning center, fitness center, golf practice range, guest house, small library, and Moms Station, a customer-tailored special product unique to Yubora.
‘Yubora Cheonan Dujeong Station’ is currently operating a model house, with move-in scheduled for June 2025.
