‘1111 Pyeong’ Large-Scale Community Facility Coming to ‘Hillstate Pyeongtaek Hwayang’

Hyundai Engineering is offering units for sale at ‘Hillstate Pyeongtaek Hwayang’ in the Hwayang district of Pyeongtaek. The project is attracting attention with a large-scale community facility of approximately 1,111 pyeong planned for residents.


Preference for apartments equipped with diverse community facilities is increasing. According to the ‘Real Estate Trends’ report by Gallup Korea, among nine survey items, the category that saw the highest increase in preference from 2021 to 2022 (19%→24%) was ‘residential facilities with a variety of community amenities.’


In fact, community facilities within complexes are becoming more diverse. While past apartment community facilities were limited to playgrounds and senior centers, recent developments feature upscale and varied amenities such as golf practice ranges, fitness centers, and guest rooms.


‘Hillstate Pyeongtaek Hwayang’ plans a ‘big-scale’ community facility spanning about 1,111 pyeong. Due to its large size, the facilities will be diverse, catering to residents’ various life cycles. Along with sports facilities, hobby activity spaces and child-friendly amenities are evenly planned. To support the increasingly important ‘work-life balance,’ a golf practice range will be provided, along with large-scale G.X rooms and fitness facilities to help maintain health and relieve stress.


Additionally, rarely seen in apartments, there will be a music practice room and an AV room. Various facilities such as a daycare center, community care center, library, and senior center will also be introduced. A Mom & Kids caf?, where families can enjoy quality time together, is planned, drawing significant interest from prospective buyers. Ample parking spaces are also planned to prevent parking congestion.


A sales representative stated, “The introduction of diverse community facilities within the complex is recognized as an important factor by buyers when choosing a home,” adding, “Hillstate Pyeongtaek Hwayang will provide high satisfaction to residents with its diverse and upscale community facilities.”


‘Hillstate Pyeongtaek Hwayang’ is a large-scale complex located in Hwayang district 5BL (block), consisting of 14 buildings from 2 basement floors to 31 above-ground floors, with a total of 1,571 units ranging from 72 to 84 square meters in exclusive area. All units are primarily oriented southward.


The Hwayang district, where the complex is located, is considered the final piece of the Seopyeongtaek development project and is the largest planned city among private-led urban development projects in Korea. It is planned to accommodate over 20,000 households and more than 50,000 residents on approximately 2.79 million square meters of land.


In particular, ‘Hillstate Pyeongtaek Hwayang’ is situated in the ‘prime spot’ within the Hwayang district with the best external accessibility. Located along National Road No. 38, a key road in the southern metropolitan area, it offers convenient access to Pyeongtaek Port, nearby industrial complexes, the Yellow Sea Free Economic Zone, and Dongpyeongtaek.


‘Hillstate Pyeongtaek Hwayang’ is the largest single-block complex within the Hwayang district. Being a large complex located along the roadside, it is highly visible to those using National Road No. 38. This contributes to expectations that it will become a regional ‘landmark’ apartment complex.


The landscaping scale fitting for a ‘landmark’ large complex is also attractive. More than 40% of the site area is allocated to green spaces to maximize greenery. Buyers can enjoy a ‘non-regulation premium’ when applying for subscription, and capital gains tax exemptions are available simply by holding the property without a residency obligation.
