DL E&C to Conduct First-Come, First-Served Unit-Specific Contracts for ‘ePyeonhansesang Tangjeong First Dream’ on the 4th (Sat)

DL E&C to Conduct First-Come, First-Served Unit-Specific Contracts for ‘ePyeonhansesang Tangjeong First Dream’ on the 4th (Sat)

The consortium of Chungcheongnam-do Development Corporation and DL E&C will conduct first-come, first-served unit selection contracts for ‘e-Pyeonhansesang Tangjeong First Dream’ in Tangjeong District, Asan City, Chungnam, on Saturday, February 4.


The first-come, first-served unit selection contract is available to anyone aged 19 or older regardless of whether they have a subscription savings account, residency restrictions, or home ownership status. It is expected to attract significant interest from waiting demand who were previously unable to participate in the subscription due to relatively strict eligibility requirements as a private-participation public sale apartment.


In particular, due to the government’s 1·3 real estate measures, the resale restriction period, which was up to four years, is expected to be reduced to one year following the amendment of the Housing Act Enforcement Decree in March this year, significantly easing regulatory burdens.


Meanwhile, this complex, located in 2-A10 Block, Asan Tangjeong District, Segyo-ri, Baebang-eup, Asan City, Chungcheongnam-do, consists of 9 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 893 units of 84㎡ exclusive area.


e-Pyeonhansesang Tangjeong First Dream is a private-participation public sale apartment built on public land, subject to a price ceiling system, and is supplied at a relatively reasonable price compared to surrounding market prices. In particular, the total balcony extension construction cost is set between approximately 2.81 million KRW and 4.41 million KRW, which is cheaper than newly supplied complexes nearby, allowing purchase at the low 400 million KRW range for an 84㎡ unit (excluding penthouses), even including extension costs.


Compared to complexes in Tangjeong District still trading at around 700 million KRW despite the sluggish real estate market, this price is set at least 300 million KRW lower. For example, according to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the ‘Handeul Mulbit City J-Well City Central Prugio Phase 2 (moved in January 2022)’ with an 84㎡ exclusive area in Tangjeong District was traded at 770 million KRW in January this year.


The reason prices have not dropped significantly is attributed to the excellent location of Tangjeong District, which is highly preferred in the region. For instance, Tangjeong District is close to Cheonan-Asan Station (KTX·SRT), Asan Station (Line 1·Janghang Line), and Tangjeong Station (Line 1), providing excellent access to major metropolitan areas and Seoul. Using KTX, it takes about 40 minutes to Seoul Station, and using SRT, about 30 minutes to Suseo Station, enabling quick travel to central Seoul.


Additionally, the nearby Asan Display City 1 and 2 general industrial complexes are under development, enhancing future value. Asan Display City Phase 1 houses excellent companies including Samsung Display Asan Campuses 1 and 2, making commuting convenient. Asan Display City Phase 2 is under construction with a target completion in 2024, which is expected to significantly increase the demand base upon completion.


Especially for e-Pyeonhansesang Tangjeong First Dream, a kindergarten and elementary school site are planned right in front of the complex, providing an excellent educational environment, and Cheonan Stream flows south of the complex, allowing residents to enjoy leisure activities such as walking.


e-Pyeonhansesang Tangjeong First Dream is currently operating a housing exhibition center, with move-in scheduled for January 2025.
