35-Story Residential-Commercial Complex at Gongdeok Station... Seoul Garden Hotel Reborn as Mixed-Use Building

[Asia Economy Reporter Ryu Tae-min] A 35-story residential-commercial complex building will be constructed at Gongdeok Station. The 'Seoul Garden Hotel,' which has operated near Mapo Station for over 40 years, will also be reborn as a residential-hotel mixed-use building.

On the 18th, Seoul City announced that at the 2nd Architectural Committee meeting held on the 16th, two architectural reviews for the urban maintenance-type redevelopment projects of Mapo-ro 1 District 'District 10' and 'District 34' were approved.


With this approval, a residential-commercial complex building with a total floor area of 47,803㎡ and 231 households, ranging from 7 basement floors to 35 above-ground floors, will be constructed in Mapo-ro 1 District 'District 10 (536 Dohwa-dong, Mapo-gu)'. Among them, 46 units will be public housing. The project is scheduled to receive implementation plan approval in the second half of this year and be completed in 2028.


The site is adjacent to Subway Lines 5 and 6, the Gyeongui-Jungang Line, and the Airport Railroad. It is also close to Mapo-daero and Mapo Bridge, providing excellent transportation conditions.


From basement level 1 to the 2nd floor, neighborhood living facilities will be established to activate the street, and non-residential facilities such as public facilities (Kiwoom Center) and office spaces will be created on the 3rd and 4th floors. Additionally, a community facility for residents will be installed on the 5th floor. Notably, a 'Kiwoom Center' providing childcare services will be established inside the residential-commercial complex.

The 'District 34 Urban Maintenance-type Redevelopment (169-1 Dohwa-dong, Mapo-gu),' where the 'Seoul Garden Hotel' near Mapo Station on Subway Line 5 is located, also passed this review. Starting with the implementation plan approval in the first half of this year, a residential-hotel mixed-use building ranging from 8 basement floors to 29 above-ground floors will be constructed through redevelopment.


The Seoul Garden Hotel, which has been in operation for over 40 years, has faced difficulties in revitalizing the area solely as a tourist accommodation due to a decrease in visitors after the COVID-19 pandemic. Therefore, a new type of project combining residential and hotel functions is underway. Upon completion, Seoul City expects that while maintaining the existing tourist accommodation function, the project will supply high-quality housing, convenience facilities, and auxiliary facilities, contributing to regional revitalization.


The district will include 149 officetel units, 44 communal housing units (long-term general private rental housing), and 40 tourist accommodation rooms. Neighborhood living facilities will be supplied from basement level 1 to the 4th floor. Six officetel types (exclusive areas 84A, 84B, 100A, 100B, 100C, 118A) and two communal housing types (exclusive areas 32A, 66A) will be introduced.


Park Soon-gyu, head of the Seoul City Architectural Planning Division, said, "We will operate architectural reviews more creatively and flexibly to create excellent buildings that enhance urban attractiveness across Seoul and protect socially vulnerable groups."
