Sharp Increase in Inquiries for 'Yubora Cheonan Dujeong Station' Offering Affordable Prices Amid Rising Sale Price Forecasts

As continuous increases in sale prices and interest rates have heightened the burden on homebuyers, demand is concentrating on pre-sold complexes. Amid this trend, Bando Construction's ‘Yubora Cheonan Dujeong Station’ in Cheonan is currently conducting first-come, first-served unit number designation contracts, attracting significant attention from buyers.

According to Real Estate R114, last year the average nationwide apartment sale price reached 15.11 million KRW per 3.3㎡, surpassing the 15 million KRW mark for the first time. Moreover, this represents a 15.26% increase compared to the 13.05 million KRW average sale price in 2021. This is the highest growth rate since 2007, when the average sale price rose by 23.23%.

Interest rates have also risen, further increasing the burden on buyers. Last year, the Bank of Korea implemented a historic "big step" by raising the base interest rate by 0.5 percentage points for the first time ever, increasing the base rate by 2 percentage points overall and ushering in a 3% base rate era for the first time in 10 years. The market expects the interest rate hike trend to continue this year, forecasting further increases in loan interest rates.

In particular, the abolition of the sale price ceiling system is another reason why pre-sold complexes are gaining attention. Due to rising raw material costs, the sale prices of new complexes are likely to increase further, making the sale prices of pre-sold complexes comparatively lower.

‘Yubora Cheonan Dujeong Station,’ supplied by Bando Construction in Dujeong-dong, Seobuk-gu, Cheonan, Chungnam Province, is currently offering first-come, first-served unit designation contracts for units that were not contracted due to disqualification or other reasons. The complex consists of 8 buildings ranging from 2 basement floors to 29 above-ground floors, totaling 556 households, all designed with a single preferred exclusive area of 84㎡.

The location offers optimal residential conditions with access to transportation, education, and culture. ‘Yubora Cheonan Dujeong Station’ benefits from the premium of being near Dujeong Station on Subway Line 1. Notably, the northern exit (Exit 2) of Dujeong Station is scheduled to open in February 2023, and once connected by a pedestrian overpass, the walking distance from the complex, which previously took about 13 minutes, is expected to be reduced to approximately 5 minutes. Additionally, KTX/SRT Cheonan-Asan Station is about a 15-minute drive away, allowing travel to Suseo Station in about 28 minutes and Seoul Station in about 35 minutes. The complex is also conveniently close to Cheonan IC on the Gyeongbu Expressway, National Route 1, Cheonan-daero, Samsung-daero, and Cheonan Express Bus Terminal, facilitating easy travel within the region and to other areas.

The educational environment is excellent. Prestigious schools such as Dosol Kindergarten (public), Dujeong Elementary School, Dujeong Middle School, and Bukil High School and Bukil Girls' High School?the only autonomous private high schools in Cheonan?are located nearby. Furthermore, the complex is surrounded by abundant lifestyle amenities including Walmart, Megabox, Lotte Mart, Shinsegae Department Store, E-Mart, and the original downtown commercial district. Green spaces such as Seongseong Lake Park and Dujeong Park are also adjacent, providing a pleasant residential environment. Moreover, various industrial complexes such as Samsung SDI, Cheonan 2nd and 3rd General Industrial Complexes, Cheonan Distribution Complex, and Baekseok Agricultural Industrial Complex are nearby, offering excellent proximity to workplaces.

The product features are also outstanding. All units are composed of the highly preferred exclusive area of 84㎡, with 100% south-facing orientation and a 4-bay slab-type layout design that ensures excellent lighting and ventilation. Additionally, an advanced IoT system is provided, allowing smart control of appliances, lighting, and heating with simple voice commands. The complex differentiates itself with a rare alpha room design in Cheonan, and residents can choose between a dressing room and a kitchen pantry according to their preferences.

Furthermore, the complex is designed with a 100% underground parking lot, creating a park-like environment free of cars on the surface. This allows for landscaping close to nature and various playground and rest facilities throughout the complex, offering a healing lifestyle in the city. Community facilities will include a study center, fitness center, golf practice range, guest house, small library, and Moms Station, all tailored customer-specialized products unique to Yubora.

‘Yubora Cheonan Dujeong Station’ is currently operating a model house, with move-in scheduled for June 2025.
