[Asia Economy Reporter Onyu Lim] In the Samyang Intersection station area of Mia-dong, Gangbuk-gu, Seoul, 118 apartment units and youth-specialized facilities will be constructed.
On the 12th, Seoul City announced that at the Urban Architecture Joint Committee held on the 11th, the district unit plan designation and plan for the Mia-dong 703-13 station area revitalization project were amended and approved.
The station area revitalization project is a plan to promote three-dimensional and complex development of station areas within Seoul that allow proximity between residence and workplace. Private developers can enhance project feasibility by changing land use zones, while the public sector can secure half of the increased floor area ratio for necessary facilities.
This plan changes the land use zone of the project site from the third-class general residential area to the neighborhood business area and supplies residential facilities. It will provide 118 small to medium-sized apartment units (19 of which are public rental units), and install youth-specialized facilities on the third floor above ground. The project is scheduled to be completed in 2025 after going through approval procedures such as the architectural committee review.
Namjun Cho, Director of the Seoul City Urban Planning Bureau, explained, "We plan to continuously discover target sites with high development potential centered on station areas so that necessary facilities in the region can be steadily expanded. Through the station area revitalization project, we will realize an efficient compact city that allows proximity between residence and workplace."
Meanwhile, on the same day at the Urban Architecture Joint Committee, Seoul City also amended and approved ▲ the district unit plan designation and plan decision for the area around Gukhoe-daero ▲ and the district unit plan area and plan decision amendment for Hannam.
The target area around Gukhoe-daero extends from Sinwol IC to near the intersection in front of Hongik Hospital, covering low-rise residential and material/distribution commercial areas in Sinwol and Sinjeong-dong, Yangcheon-gu, and Hwagok-dong, Gangseo-gu. Currently, a project to underground Gukhoe-daero and create a park on the surface is underway, and changes in the surrounding area are expected. This decision allows for an upgrade in land use zones, enabling the securing of insufficient living SOC (Social Overhead Capital).
The Hannam district unit plan target area covers the Hannam-daero area from Hannam Five-way Intersection to the northern end of Hannam Bridge. Nearby are Hannam New Town and low-rise residential complexes. This amendment plan includes adjustments following the Hannam 3 district plan change, aiming to improve pedestrian accessibility to Hannam Station and create spaces with views of the Han River.
