Payment of 150 Million Won in Service Fees to Nowon District Office
Applications Follow One After Another for Sanggye Jugong 3 Complex and Others Due to Government Deregulation
[Asia Economy Reporter Onyu Lim] The reconstruction clock in Nowon-gu is ticking rapidly due to the Yoon Seok-yeol administration's deregulation of detailed safety inspections. Following Wolgye Siyoung and Sangye Jugong Complex 3, Samho 4th Complex has also applied for a detailed safety inspection, taking the first step in the project.
On the 12th, the Samho 4th Apartment Reconstruction Preliminary Promotion Committee announced that it had paid 157.52 million KRW for the service cost of the detailed safety inspection to Nowon-gu Office. This apartment, completed in 1987 with 910 households, passed the preliminary reconstruction safety inspection in October 2021. The floor area ratio is 157%, mainly consisting of small-sized units.
A representative of the Samho 4th Reconstruction Preliminary Promotion Committee said, "After the government's deregulation announcement, owners showed strong willingness to participate, achieving 50% of the total fundraising within about 20 days," adding, "We were able to successfully complete the application for the detailed safety inspection due to the intense desire to improve the poor residential environment."
Earlier, the Ministry of Land, Infrastructure and Transport announced a rationalization plan for reconstruction, lowering the weight of structural safety scores in safety inspection evaluation criteria from 50% to 30%, and increasing the weights of residential environment and building finishing and facility aging from 15% to 30% and from 25% to 30%, respectively.
As a result, complexes that had previously failed safety inspections or indefinitely postponed them due to concerns about failure during the Moon Jae-in administration are now rushing to apply for safety inspections. In Nowon-gu, Sangye Jugong Complex 3 and Wolgye Siyoung (Miseong, Miryung, Samho 3rd Complex), which passed the preliminary safety inspection in 2021, have already completed their applications.
