Nonsan Sees Job Growth, 'Nonsan I-Park' First-Come, First-Served Sale After 3 Years

The supply volume in the Nonsan area of Chungnam is attracting attention.


This is because the 'Nonsan Defense National Industrial Complex,' recognized as a hub for military power support systems, has entered its main phase, and the relocation of Korea Defense Industry (KDI), the largest comprehensive defense system company in the country, is expected to significantly increase housing demand.


On the 1st, Baek Seong-hyun, mayor of Nonsan City, Chungnam, emphasized, "This year will be dedicated to establishing the foundation as a defense national industrial city," and promised, "We will expand local conditions to grow into a pro-defense city by attracting excellent defense companies, nurturing talent for future defense industries, and developing the Defense National Industrial Complex."


The Nonsan Defense Industrial Complex is a project planned for 2027, covering 870,177㎡ in Yeonmu-eup with a total project cost of 190 billion KRW. It aims to build an innovation platform for the military power support system industry, including production companies, research, testing, certification institutions, and talent development. It is expected to revitalize the local economy by creating quality jobs and serve as a catalyst for establishing a defense cluster centered on the Defense National Industrial Complex and advancing into a defense security special industrial city.


Recently, KDI, a specialized defense system comprehensive company, announced plans to relocate its headquarters and develop a 431,000㎡ industrial complex in Imhwa-ri, Yangchon-myeon, Nonsan City, with an investment of 120 billion KRW.


With a large influx of population expected due to job increases, this is the first new supply in the area in a long time, and the first 1st-tier brand apartment complex in about six years is offering units on a first-come, first-served basis with designated building and unit numbers.


The ‘Nonsan I-Park’ complex, developed by HDC Hyundai Development Company, will consist of 7 buildings ranging from 2 basement floors to 24 above-ground floors, with a total of 453 units sized between 84 and 158㎡.


The first-come, first-served designated unit sales allow buyers to select building and unit numbers for unsold units regardless of age, residence area, or subscription savings account status. In Nonsan City, Chungnam, which is a non-regulated area, the sales rights can be resold after contract completion (full payment of 10% deposit).


The contract terms are the same as previous subscriptions: 10% deposit, 60% interim payment, and 30% balance. A split deposit system is applied, offering a fixed first deposit of 10 million KRW and a full interest-free benefit on the 60% interim payment.


The sales rights obtained through the first-come, first-served method are not subject to re-winning restrictions when applying for other housing subscriptions, and since short-term capital gains are possible, demand is rapidly increasing. In fact, some unit types have already sold out early.


The complex is located in Daegyo-dong, the original downtown area of Nonsan City, within a densely populated apartment residential area, allowing residents to use various living infrastructures immediately upon moving in. Within walking distance are Hwaji Central Market and the central commercial district, providing access to shopping, hospitals, financial institutions, and various convenience facilities.


Within a 1 km radius of the complex are Nolmoe Kindergarten (public), Dongseong Elementary School, and Banwol Elementary School. Nearby are Nonsan Middle School, Saint Paul Girls' Middle and High School, and Nonsan Technical High School. The Nonsancheon Riverside Park is close by, as well as Nonsan Bridge Children's Park and Nonsan No. 2 Children's Park.


A 5-minute walk leads to KTX Nonsan Station and city bus stops, with Nonsan Intercity Bus Terminal and Express Bus Terminal nearby, making public transportation convenient. Additionally, the Nonsan-Cheonan Expressway, Seononsan IC, and National Routes 4 and 23 provide easy access to other regions, forming a wide-area transportation network.


The interior quality of the units is also excellent. All units are primarily south-facing to maximize natural light and ventilation, and 1.37 parking spaces per unit are secured, providing the largest parking space per unit in the area. Furthermore, various systems for residents' convenience are introduced, including individual ventilation systems per unit, low-noise drainage pipes, individual water purifiers per unit, and smart LED ambient lighting systems throughout all units. The warranty period for structural safety defects such as the framework is extended up to 30 years, three times longer than the legal standard of 10 years.


‘Nonsan I-Park’ is currently operating a model house, and a virtual model house is also available on the official website. The scheduled move-in date is February 2025.
