“Rich Infrastructure and Cost-effectiveness Combined”… Life Zone in Chungbuk Innovation City ‘Eumseong I-Park’ [Audio I-Park Bird's-eye View]

Newly launched apartment complexes sharing living zones are popular among consumers. This is because they can enjoy various living infrastructures such as commuting to school, commuting to work, shopping, and culture at reasonable prices regardless of administrative districts.

Living zones have become an important keyword in the housing market. Areas like Seoul living zone, Gangnam living zone, Mokdong living zone, and new town living zones offer the same infrastructure at relatively lower prices, and buyers can also expect real estate price gains from development.

A real estate expert said, “Apartment complexes located in areas where two living zones overlap not only enjoy abundant infrastructure but also expect synergy effects between regions, making them optimal residential areas. For buyers who find it burdensome to purchase a home due to high interest rates these days, it is worth paying attention to cost-effective new apartment complexes next to popular living zones.”

‘Eumseong I-Park,’ which shares the living zone of Chungbuk Innovation City, is attracting attention. HDC Hyundai Development Company has opened the model house of ‘Eumseong I-Park’ and is actively selling units.

Located in Eumseong-gun, Chungbuk, ‘Eumseong I-Park’ consists of 8 buildings ranging from 2 basement floors to 29 above-ground floors, with exclusive areas of 84, 113, and 177㎡, totaling 773 households. This time, 604 units are being sold to the general public.

This apartment is located in the living zone of Chungbuk Innovation City, which has continuously grown, surpassing a population of 30,000 last year. Chungbuk Innovation City houses 11 relocated public institutions in fields such as information and communication, science and technology, education and talent development, and public services. It is equipped with various convenience facilities such as hospitals, marts, banks, and cinemas. Additionally, public facilities like libraries and sports parks are provided, and the National Fire Hospital, operated by Seoul National University Hospital (scheduled for June 2025), as well as a national sports center and a complex innovation center, are planned to be operated.

Moreover, Eumseong-gun, where the complex is located, has 12 industrial complexes including Maengdong and Wonnam Industrial Complexes, and 3 agricultural and industrial complexes such as Geumwang Agricultural and Industrial Complex. As of last year, about 10,000 people work in a total of 15 industrial and agricultural complexes, and with the addition of 8 more industrial complexes such as Seongbon Industrial Complex and Geumwang Techno Industrial Complex, the area will become a region with a total of 23 industrial complexes, further increasing the resident population.

The complex is the first I-Park brand complex in Eumseong, featuring high symbolism and differentiated design and product value. Last month, it was selected as the best-designed apartment complex in the apartment category at the 2023 Future Architecture Culture Awards hosted by Chosun Ilbo and sponsored by the Ministry of Land, Infrastructure and Transport. All units are arranged mainly facing south to maximize lighting and ventilation, and are supplied with a highly preferred 4Bay slab-type floor plan. It also differentiates itself with ample storage space design such as large dressing rooms and alpha rooms (except for some units), maximizing space utilization. I-Park’s unique smart home service is applied for convenient living. Inside the unit, elevator calls and parking location checks are possible. Through a smartphone app, systems such as lighting, heating, and ventilation can be controlled.
