Priority Subscription in the Area on the 7th... No Financial Burden Until Move-in with About 100 Million KRW for 84㎡ Exclusive Area
GS Construction's 'Jangwi Xi Radiant,' launched in Jangwi New Town, Seongbuk-gu, Seoul, performed well in the special supply subscription, closing with a ratio of 5.25 to 1. Despite the housing market's cautious stance, the low financial burden attracted many applicants.
According to the Korea Real Estate Agency's subscription website, the special supply subscription for Jangwi Xi Radiant on the 6th attracted 1,962 applicants for 374 units, recording an average competition rate of 5.25 to 1. This is considered an excellent result compared to the recent real estate market trend.
The main reason for the high demand is the low financial burden. First, Jangwi Xi Radiant, with a maximum sale price not exceeding 1.2 billion KRW, offers the advantage of allowing interim payment loans for all unit types. Additionally, it provides a deferred interest payment benefit on interim payments, so for an 84㎡ unit, only about 100 million KRW, which is 10% of the contract amount, is required upfront, with no financial burden until move-in.
A sales official stated, “Since opening the model house on the 1st, about 12,000 customers visited over four days, showing high interest,” adding, “Despite many new complexes being sold in Seoul, the influx of applicants for Jangwi Xi Radiant’s special supply seems to reflect relatively low financial burden, expectations of Jangwi New Town’s future value, and excellent product quality.”
Accordingly, it is analyzed that demand will also concentrate in the first-priority subscription. Jangwi Xi Radiant will accept first-priority applications from the local area on the 7th and from other areas on the 8th. Winners will be announced on the 16th, and official contracts will be conducted over three days from the 27th to the 29th.
Subscription eligibility requires a subscription savings account membership period and a minimum of two years of residence in Seoul, with deposits meeting the required amount by region and area. Only household heads with no home or one home or less can apply as first-priority in the respective area. Those with less than two years of residence in Seoul or residents of Gyeonggi-do and Incheon can apply as first-priority from other areas. Additionally, neither the household head nor household members must have won another housing subscription within the past five years.
Jangwi Xi Radiant is a large apartment complex with 31 buildings ranging from three basement floors to a maximum of 31 floors above ground, totaling 2,840 units. Among these, 1,330 units with exclusive areas of 49 to 97㎡ are available for general sale. By exclusive area, there are ▲122 units of 49㎡ ▲266 units of 59㎡ ▲354 units of 72㎡ ▲573 units of 84㎡ ▲15 units of 97㎡.
Jangwi Xi Radiant is located in the southern part of Jangwi New Town, near Dolgoji Station on Seoul Subway Line 6. Through Dolgoji Station on Line 6, the CBD (Jongno-gu and Jung-gu business districts) can be reached within 30 minutes, and by transferring to Line 7 nearby, the GBD (Gangnam-gu and Seocho-gu business districts) is accessible within 40 minutes.
Moreover, the planned Dongbuk Line in the northern part of Jangwi New Town will connect with major subway lines, further improving accessibility to downtown. Major roads such as the Bukbu Expressway, Internal Circulation Road, and Dongbu Expressway are nearby, facilitating easy vehicle movement, and the GTX-C line is also planned. The flat terrain, which is rare in Jangwi New Town, is another advantage.
Nearby, there is a concentration of elementary, middle, and high schools including Jangwi Elementary, Namdaemun Middle, Seokgwan Middle, and Seokgwan High School, as well as many universities such as Hankuk University of Foreign Studies and Korea National University of Arts. Convenience facilities like E-Mart, E-Mart Traders, Hyundai Department Store, Lotte Department Store, CGV, and Kyung Hee University Hospital are also accessible.
In addition, there are many surrounding parks including Buk Seoul Dream Forest, which spans approximately 680,000㎡, Dream Forest Art Center, Uicheon Riverside Road Park, and Odong Neighborhood Park. The Jungnangcheon Stream flows east of the complex, allowing residents to enjoy connected walking trails for hobbies and leisure activities.
