- Introducing a ceiling height of 2.4m (tray ceiling 2.52m), higher than the average apartment ceiling height, drawing attention
- Showcasing various specialized designs such as 3-sided balconies (excluding 59A type) and open LDK layouts
Recently, residential complexes incorporating high ceiling designs that provide a spacious and open feel have gained significant popularity among homebuyers in the real estate market. As the COVID-19 pandemic prolongs, the preference for comfortable living spaces has become more pronounced, with the effect of increased perceived area and the advantage of enhanced openness being key factors driving this popularity.
In fact, the average ceiling height design for typical apartments has been around 2.2m to 2.3m, as the Housing Construction Standards Regulations specify that "the height of the living room ceiling (indoor floor height) must be at least 2.2m." Since increasing ceiling height raises construction costs and burdens developers, 2.3m has become the standard ceiling height.
Consequently, there is growing interest among buyers in complexes offering ceiling heights higher than the average. In reality, complexes that have adopted high ceiling designs have demonstrated excellent results in subscription markets.
For example, ‘Asan Belcore Switzen,’ supplied in Asan City, Chungnam Province last April, recorded a top competition rate of 17.3 to 1 for its 92㎡B type by raising the ceiling height by 10cm to 2.4m compared to conventional apartments and providing a rich storage system utilizing alpha spaces. Additionally, ‘Hillstate Lake Songdo 4th Phase,’ launched in Songdo International City in February this year, highlighted its high ceiling height design of 2.5m (tray ceiling 2.65m), enhancing openness, and achieved a highest competition rate of 34.18 to 1, closing its first-priority subscription successfully.
An industry insider stated, "Even raising the ceiling height by just 10cm can create a sense of increased space and openness, allowing for a more comfortable living environment. If high ceiling designs are combined with popular specialized layouts such as 4-bay and balcony expansions, it would be the perfect combination."
Meanwhile, ‘Hillstate Munsuro Central,’ boasting a high ceiling height of 2.4m (tray ceiling 2.52m), is currently being offered for sale.
The complex consists of two buildings with a total of 602 units. The first building, located in Sinjeong-dong, Nam-gu, Ulsan Metropolitan City, comprises 301 units with the following distribution: 59㎡A 152 units, 72㎡A 35 units, 84㎡A 76 units, and 84㎡B 38 units. The second building also has 301 units, consisting of 59㎡A 152 units, 59㎡B 35 units, 74㎡A 38 units, and 84㎡A 76 units. This complex is characterized by its composition exclusively of small to medium-sized units, which have lower price burdens and high liquidity and preference.
In particular, Hillstate Munsuro Central will feature various specialized designs unique to Hillstate. It maximizes spatial sense by applying three-sided balconies (except for the 59A type), which are rarely seen in general apartments. The LDK open-plan structure connects the living room, dining area, and kitchen to enhance unity and openness. Additionally, it applies the SVC specialized design, which signifies sophisticated, diverse, and comfortable living, among other specialized features, expected to increase residents’ satisfaction.
Furthermore, the complex is located in the emerging residential hub of Ulsan, allowing residents to enjoy abundant infrastructure including culture, shopping, medical services, and administration. It is adjacent to Taehwagang National Garden and offers good accessibility to Ulsan Grand Park, the largest park in Ulsan, enabling residents to enjoy leisurely recreational and relaxation activities.
Moreover, Sinjeong Market, Ulsan’s representative traditional market, is located right next to the complex, expected to form a regional win-win landmark commercial area. Nearby are Ulsan Jeil Hospital, Jungang Hospital, Sinjeong 1-dong Administrative Welfare Center, Ulsan Metropolitan City Hall, and Ulsan Nam-gu Police Station. Within a 3km radius, large commercial facilities such as NewCore Outlet, Hyundai Department Store, and Lotte Mart are also located, providing comprehensive living infrastructure.
Transportation and educational conditions are also excellent. The road networks including Bongwol-ro, Munsu-ro, and Samsan-ro, along with the Donghae Line metropolitan railway’s Taehwagang Station and Ulsan Express Bus Terminal, enable quick access throughout Ulsan. Additionally, Ulsan Jungang Elementary School and Wolpyeong Middle School are located near the complex, and prestigious school districts including Hakseong High School and Ulsan Girls’ High School, along with well-known nearby academies, are established, attracting high interest from parents with school-age children.
