Infrastructure Perfect Score... ‘Eumseong I-Park’ to Enjoy Halo Effect of Chungbuk Innovation City

As the year-end final phase of the housing market begins, housing complexes near new towns that can benefit from the halo effect of new towns are attracting attention.


Housing complexes next to new towns tend to have relatively less competition and price pressure compared to the new towns themselves. Additionally, while sharing the infrastructure of new towns such as transportation and commercial facilities, they also offer the potential for real estate value appreciation due to new town development.


These advantages make complexes enjoying the halo effect of new towns highly popular in subscription applications. According to the Korea Real Estate Board’s subscription homepage, in June, 'Majon Yangwoo Naeanae First Hill' in Majon-dong, Seo-gu, Incheon, successfully closed its first-priority subscription with an average competition rate of 11.7 to 1. It is analyzed that demanders flocked to this complex expecting the halo effect of Geomdan New Town, which is progressing smoothly. In September, 'Banwol Xi The Park' in Banwol-dong, Hwaseong-si, Gyeonggi-do, which has the living area of Dongtan New Town, closed its first-priority subscription with a competition rate of 36.9 to 1.


As demand surged, these complexes have maintained high price defense rates even amid the real estate downturn, and some areas have seen record-high transactions.


A real estate expert said, “Housing complexes next to new towns share the living infrastructure established in the existing new towns, but their prices are relatively affordable, resulting in a significant price increase.” He advised, “For real demanders considering buying a home, it is also a good option to look at housing complexes in new town halo areas that allow enjoying the new town living area while aiming for future capital gains.”


Meanwhile, there is a complex that can enjoy the new town halo effect in December. HDC Hyundai Development Company plans to launch ‘Eumseong I-Park’ in Maengdong-myeon, Eumseong-gun, Chungcheongbuk-do. This complex offers the living area of Chungbuk Innovation City, where residential preference has recently increased, and is expected to attract high interest as the first I-Park brand apartment introduced in the region.


‘Eumseong I-Park’ is planned as a large complex in Bonseong District with 17 buildings ranging from 2 basement floors to 29 above-ground floors, with exclusive areas of 84, 113, and 177㎡, totaling 1,653 households. Among these, 604 units will be supplied for general sale this time.


The complex is located right next to Chungbuk Innovation City, which began its first move-in in 2014 and has continuously grown, surpassing a population of 30,000 last year. Chungbuk Innovation City houses 11 relocated public institutions in fields such as information and communication, science and technology, education and talent development, and public services, and is equipped with various convenience facilities including hospitals, marts, banks, and cinemas. In addition, public facilities such as libraries and living sports parks are provided, and the National Fire Hospital (scheduled for 2025) operated by Seoul National University Hospital, as well as the National Sports Center and Complex Innovation Center (scheduled for this year), are planned.


Furthermore, Eumseong-gun, where ‘Eumseong I-Park’ is located, lies on the border between the metropolitan area and Chungbuk, making it a Chungcheong region city close to the metropolitan area with excellent accessibility to Seoul. Based on this accessibility, various companies are settling in. According to data from the Korea Industrial Complex Corporation, Eumseong-gun has 12 industrial complexes including Geumwang and Wonnam Industrial Complexes, and 3 agricultural industrial complexes including Geumwang Agricultural Industrial Complex. As of last year, about 10,000 people work in a total of 15 industrial and agricultural complexes, and with 8 additional industrial complexes such as Seongbon Industrial Complex and Geumwang Techno Industrial Complex planned, the resident population is expected to increase further.
