The "2nd generation new towns in the Seoul metropolitan area" are attracting the attention of prospective pre-sale applicants. This is because large-scale transportation benefits make access to Seoul easier, and the application of the price ceiling system for sale prices raises expectations for reasonable prices. Additionally, with the recent government announcement lifting regulations on most new towns, demand is expected to continue.

Infrastructure for daily life, including transportation, education, and convenience facilities, is already well established, and most private sales have been completed.


The application of the price ceiling system, which sets sale prices at a reasonable level, is also a factor in their popularity.


In fact, even in the second half of the year when the sales market sharply contracted, complexes supplied within the 2nd generation new towns in the metropolitan area where the price ceiling system was applied received strong responses from buyers. In September, "Woomeerin Class One" supplied in Incheon Geomdan New Town attracted 8,313 first-priority applicants for 324 units, recording a competition rate of 25.6 to 1. In November, "Daekwang Rosebiang Moa Elga" launched in Pyeongtaek Godeok International City also received 4,725 applications, recording an average first-priority competition rate of 5.92 to 1.


Moreover, news of deregulation has been added. Among the 10 2nd generation new towns in the metropolitan area, eight, excluding Wirye and Pangyo, have completely escaped regulations. As a result, the thresholds for subscription and loans have been lowered, and tax burdens have been significantly reduced. In particular, with the increase in the lottery system ratio in subscriptions, real demand buyers with low scores can also have a chance to win.


Industry experts said, "It is true that the 2nd generation new towns in the metropolitan area, which had been designated as regulated areas, made it difficult for real demand buyers to enter due to strict first-priority subscription conditions and high winning scores." They added, "However, with the deregulation, household members and homeowners can now apply for first-priority subscriptions, and with the increased lottery ratio, interest from real demand buyers hoping to enter the 2nd generation new towns at reasonable prices is expected."


New sales that are expected to have a deregulation premium continue in Dongtan 2 New Town, which boasts high popularity.


Dongtan 2 New Town, regarded as a completed new town, is a highly preferred residential area within the metropolitan area due to major transportation networks such as the Seoul Metropolitan Express Railway (GTX)-A line, Indukwon-Dongtan line, and tram. Residential development is currently in its final stages, and the supply of the new residential culture town is regarded as an opportunity to enter Dongtan 2 New Town.


Meanwhile, DL E&C, which had the industry's highest credit rating (AA-) and ranked 3rd in construction capability evaluation as of 2022, is preparing to supply "e-Pyeonhansesang Dongtan Park Honors" in the Shindong Dongtan 2 Residential Development District in Hwaseong, Gyeonggi Province, in January. It consists of 13 buildings from basement 2 floors to ground 12 floors, totaling 800 units. The units are composed of 706 units of 99㎡ and 94 units of 115㎡.

A large entrance pantry is installed at the entrance for efficient storage of various items, and a one-stop laundry zone is provided in the utility room where the washing machine and dryer can be placed side by side.
