‘Jichuk Station The Player’, Annual 6% Secure Fixed Interest Payment... Official Contract Underway

The live office ‘Jichuk Station The Player’ has prepared special benefits for customers. To ensure a secure fixed interest rate on the deposit, it offers an annual 6% guaranteed interest on the deposit at the time of contract, and to alleviate concerns about rising interest rates, it provides an interest-free benefit on the interim payment until completion.

Additionally, the representative stated that if the remaining interim loan interest rate at the time of the final payment exceeds 3.8% per annum, they have prepared a benefit to cover the excess amount for one year.

As the number of one-person creative enterprises increases and large and small companies discuss establishing base offices for efficient working environments, live offices are gaining popularity. Since the internal facilities are almost indistinguishable from officetels and allow for both work and rest simultaneously, they provide a comfortable working environment for office workers. Live offices have low vacancy risk and rental fees are on the rise, enabling stable rental income generation. Premiums are also appearing in the resale market for pre-sale rights.

‘The Player’ has a low gift tax burden with a deposit around 40 million KRW and allows investment from small to large amounts. Since live offices are classified as business facilities under the Building Act, they are not counted as residential units. In other words, regulations applied to multi-homeowners (such as comprehensive real estate tax imposition, capital gains tax surcharges, subscription restrictions, resale limitations, etc.) do not apply. Therefore, ‘The Player’ is free from real estate regulations. It appears as the last income-generating product before real estate regulations are strengthened.

‘Jichuk Station The Player’ is a new-concept live office located in Deogyang-gu, Goyang-si, Gyeonggi-do, divided into Mountain Building and Moon Building. It consists of 5 basement floors and 10 above-ground floors, with a total of 182 units, and the total gross floor area of the two buildings is 25,622.46㎡. Designed with a duplex structure to allow simultaneous work and rest, it has no restrictions on sales business types since it is an office. Moreover, it is the first in Jichuk to integrate three land parcels, providing a spacious underground parking area, rooftop garden facilities, and commercial facilities on the 1st and 2nd floors. With views of Bukhansan Mountain and surrounding natural scenery, it boasts a forest-adjacent location.

The premium of ‘Jichuk Station The Player’ suits income-generating real estate. When investing in real estate, proximity to a station is important, and this live office is within a 3-minute walk to Line 3 Jichuk Station, qualifying it as a station area. The GTX-A Yeonsinnae Station, scheduled to open in 2024, allows access to Gangnam Station in about 16 minutes. With the confirmed northwest extension, Sinbundang Line Samsong Station and Dokbawi Station are nearby, achieving a triple transportation innovation.

Looking at the surrounding area, large shopping malls such as IKEA, Lotte Mall, and Starfield are located nearby, and the site is part of Jichuk’s entertainment commercial district. Development around Jichuk Station is ongoing, with many apartment complexes established nearby. Additionally, ‘Invenia,’ one of LIG Group’s core affiliates that develops and manufactures equipment for display panels, announced plans to expand and relocate near LG Display (LGD) close to Jichuk Station in Goyang City by the end of this year, raising expectations for demand from the surrounding area. Numerous development prospects continue to emerge centered on the site, including substantial demand, large infrastructure, and transportation. As a result, the Jichuk district is attracting significant attention as the second Pangyo of the northwest Seoul area.
