In Mapo-gu, a representative university cluster area in Seoul, subway lines pass through stations such as Hongdaeipgu Station, Sinchon Station, Ewha Womans University Station, and Sogang University Station. Cheongpa-dong in Yongsan-gu, where Sookmyung Women’s University is located, offers access to major subway stations like Namyeong Station, Sookdaeipgu Station, and Samgakji Station.
Additionally, when a university is located near residential areas, residents can enjoy green spaces such as lawns and parks within the campus, guaranteeing a ‘green zone premium.’ Because various infrastructures can be enjoyed through just one university, this is sometimes called ‘Daese-gwon (University + Zone).’
Thanks to these advantages, university students and office workers in their 20s and 30s tend to cluster near university areas.
According to the ‘Seoul Citizen Life Data,’ which combines and analyzes 3 million pseudonymized data in collaboration with SK Telecom and the University of Seoul, young single-person households mainly reside near universities or workplaces. High concentrations of 20s and 30s single-person households were found in Sinchon-dong and Seogyo-dong near the Sinchon university area, Imun-dong where Kyung Hee University and Hankuk University of Foreign Studies are located, and Hwayang-dong where Konkuk University and Sejong University are situated.
A real estate agent who has operated near the Sinchon university area for a long time said, “More university students and office workers want to enjoy the various infrastructures formed around the university, so many live in high-end officetels. In the past, customers mostly looked for one-room units to save costs, but recently, many students seek luxury residences with higher rents, so competition for luxury officetel listings is fierce.”
In fact, Officetel A located near Sogang University in Mapo-gu, Seoul, achieved a 70% contract rate immediately after opening, with high rents ranging from 1.5 million to 3.5 million KRW, attracting demand from both university students and office workers.
