In Gangwon Province, Wonju City continues to attract strong interest from housing demanders, maintaining a positive atmosphere. This is because it has the largest population in Gangwon Province, resulting in abundant housing demand, along with the added premium of being a non-regulated area.
The favorable market sentiment in Wonju's real estate sector is attributed to the accelerated expansion of infrastructure such as transportation networks. The opening of KTX Wonju Station has significantly reduced travel time to Seoul and the metropolitan area, and with the metropolitan transportation system including the Jungang Expressway, Wonju is well-positioned as a neighboring area to the metropolitan region. Additionally, the double-track metropolitan railway between Yeoju and Wonju is underway, and Gangwon Province is forming a dedicated team to promote the extension of the GTX-A line to Wonju, further enhancing the metropolitan transportation network. Moreover, the Gwanseol High-Pass IC is scheduled to open in 2025, making access from the metropolitan area to Wonju even more convenient.
Particularly, the area around Bangok-dong, known as the Gangnam of Wonju and home to the Innovation City, is drawing significant attention. Wonju Innovation City hosts 13 public institutions, offering abundant infrastructure and excellent proximity between residence and workplace. Furthermore, the Bangok District urban development project is planned nearby, greatly improving residential convenience and making the area a prominent residential hub representing Wonju.
According to an analysis of Real Estate R114 data, as of October, the average sale price per 3.3㎡ in Bangok-dong, Wonju City, is 12.21 million KRW, which is about twice the average price of 6.48 million KRW for the entire Wonju City. Compared to the Gangwon Province average of 6.98 million KRW, it is nearly double as well.
A real estate expert stated, “Wonju is a place where the real estate market has become much more vibrant than before, thanks to steady corporate attraction and various transportation network developments. Especially, the Bangok-dong area, where the Innovation City is located, is gaining attention as a representative area of Wonju due to its self-sufficient functions and concentration of educational and living infrastructure, attracting many housing demanders.”
Amid the active real estate market in Wonju Innovation City and Bangok-dong, Lotte Construction plans to launch ‘Wonju Lotte Castle Signature’ within the Wonju Innovation City living zone.

Furthermore, the loan-to-value ratio (LTV) can be applied up to 70%, and resale of the pre-sale rights is allowed after the contract. Moreover, the 84㎡ exclusive apartment type is supplied with 40% by point system and 60% by lottery, while types exceeding 84㎡ are supplied 100% by lottery, so even those with low subscription points have a chance to win.
The location conditions are also excellent. The complex is within walking distance to prestigious schools representing Wonju, such as Bangok Elementary School, Bangok Middle School, and Wonju Girls' High School. Additionally, from nearby Wonju Station, it takes about 40 minutes to Cheongnyangni Station via the KTX Jungang Line, and about an hour to Seoul Station using the KTX Gyeonggang Line at Manjong Station. Through Namwonju IC, residents can access the Jungang Expressway, Yeongdong Expressway, and Gwangju-Wonju Expressway.
